P3首先對去年的工作做一個總結。P42017主要的工作完成情況：
一、銷售方面，17年6月24日開盤，11月8日售罄。銷售98套，共計面積4，4197.9㎡。截止12月30日累計簽額49431萬元，回款41802萬元。
一、裝修方面，會所、和莊頤苑住宅樣板房二戶型、養(yǎng)老樣板房、活動室等共計裝修面積：5459.28㎡。
三、工程方面，一期住宅建筑面積43843.66平方米，已完成建筑面積40000平方米左右，占總工程量的80%左右；二期北區(qū)養(yǎng)老總建筑面積50796.72平方米，已完成建筑14296.1平方米，占總工程量的25%左右。截止年末，基本完成了和莊頤苑一期南區(qū)住宅的建設。
四、采購方面，確保材料及時到位，保障工程建設順利進展。全年采購總額：7457萬元。
五、財務方面，上半年累計支出7605萬元，收入11866萬元；下半年支出9136萬元，收入29936萬元。融資情況：浦發(fā)銀行950萬元，工商銀行1595萬元，浙商銀行3000萬元。
六、物業(yè)行政方面，人員方面公司現(xiàn)有管理層加員工共計95人。2017離職情況：保安離職11人，客服9人，保潔4人，工程部1人，銷售人員6人次，門衛(wèi)4人次。

1、董事長及總經(jīng)理會議精神的執(zhí)行力不強，沒有形成會議紀要，對會議精神缺少執(zhí)行力。
2、基層人員流動量較大，部分人員缺乏責任心，團隊意識不強，缺少凝聚力
3、采購用品上報數(shù)量過度，造成倉庫呆滯。
4、各項目材料細分需要加強。避免發(fā)票無法取得，重復申報現(xiàn)象。
5、部門配合不夠緊密，很多事情有始無終，相互推諉。
6、裝修、施工過程中沒有提前做好完整規(guī)劃以至于返工，對公司利益造成不必要的損失 P18其他主要工作補充: P19P20一元復始，氣象萬千，新的成績催生新的起點，新的希望承載新的使命。2018年我們將面臨更加嚴峻的經(jīng)濟形勢，市場競爭也愈加激烈，企業(yè)需要加強自身的人才隊伍建設，堅持“走出去，引進來”戰(zhàn)略，通過不斷學習和創(chuàng)新，提高自身綜合實力。
同時我們要借鑒2017年工作中取得的有益經(jīng)驗，進一步創(chuàng)新工作機制，采取多項有力舉措，實現(xiàn)規(guī)范化、信息化、精細化管理，確保2018年工作目標順利完成。
P21一個優(yōu)秀企業(yè)必須建立健全的企業(yè)制度，包括人事制度、管理制度等。只有健全的制度才能保證企業(yè)的有效健康平穩(wěn)運行。
首先是人事制度要完善，要讓員工有發(fā)展的空間，看到人生希望，讓他們工作舒心、安心、放心，要像對待家人一樣對待他們。要切忌避免公司小團體主義和官僚主義作風，這些都是公司長遠發(fā)展的慢性毒瘤，必須及時摘除。另外是健全管理制度，要保證高效的工作效率，避免尾大不掉。
財務部門要做好財務工作，要有一本清楚明了的帳，要保證公司各項收入和支出的明了。財務工作的完善與否是衡量一個企業(yè)的重要指標，必須重視。P22工程建設是公司的核心和本源，是我們占有市場的前提，只有建設出優(yōu)質(zhì)的產(chǎn)品我們才有說話權而不是人云亦云、亦步亦趨。所以在關于工程建設方面我們不能有絲毫的吝嗇，一定要保證人才進的來、留得住，一定要尊重知識、尊重人才。
P23最后要說的是安全生產(chǎn)工作，一定尊重生命，把員工的人身安全放在首位。要做好前期預防工作，避免因為人為原因造成對員工生命的威脅。同時平時要做好宣傳教育工作，加強員工的安全防范意識。另外，要加強定期安全檢查工作，不能馬虎大意，要認認真真，建立事故責任制度。

各位尊敬的領導、親愛的同學，大家好！
我是鹽城工學院“候鳥港灣，愛心殿堂”志者服務團志愿者肖和英，下面請允許我來為大家介紹下此次活動的具體情況。
今年暑期由省紅十字會、省文明辦、省教育廳、省衛(wèi)生廳、共青團江蘇省委、江蘇省志愿者協(xié)會聯(lián)合發(fā)起，在全省范圍內(nèi)開展旨在學習雷鋒、關愛生命、傳播愛心、服務社會的“博愛青春”志愿服務活動。
正如大家看到的一樣，此次活動就是用愛心關愛留守兒童，用我們志愿者們熱情的雙手和溫暖的愛心給留守兒童們帶去快樂。（社會背景：）
留守兒童問題是近年來一個突出的社會問題。隨著中國社會政治經(jīng)濟的快速發(fā)展，越來越多的青壯年農(nóng)民走入城市，在廣大農(nóng)村也隨之產(chǎn)生了一個特殊的未成年人群體——農(nóng)村留守兒童。留守的少年兒童正處于成長發(fā)育的關鍵時期，他們無法享受到父母在思想認識及價值觀念上的引導和幫助，成長中缺少了父母情感上的關注和呵護，極易產(chǎn)生認識、價值上的偏離和個性、心理發(fā)展的異常，一些人甚至會因此而走上犯罪道路。我們所能做的就是盡我們最大的努力給他們帶去關心和幫助，細心引導他們，避免他們走上歧途，讓他們在健康快樂的環(huán)境下成長起來。（可照著PPT讀）
下面我就將此次的項目分三個部分來介紹：
（1、啟動儀式、捐贈儀式）7月1日上午，我校關愛農(nóng)民工子女“博愛青春”第二期暑期志愿服務活動在濱?？h永寧路實驗學校正式啟動。濱?？h永寧路實驗學校陳建銀校長、我校團委書記、紅十字會副會長、秘書長韓雅麗、團委副書記胡凌霞等出席啟動儀式。啟動儀式上，我校志愿服務小分隊向永寧路實驗學校部分農(nóng)民工子女及留守兒童贈送了價值五千元的學習用品和書籍，做到物質(zhì)層面上對其進行幫扶。熱情的農(nóng)民工子女代表也為韓雅麗書記和崔書記系上了他們最真摯的問候——紅領巾，并且拍照留念。（展示圖片）
（2.活動展示）
下面由我來具體介紹下我們在濱海農(nóng)民工子女基地開展的一系列活動。
“書信輔導員”是我校志愿者團隊的特色項目，我們以“大手拉小手”為主題，由大學生擔任中小學班級的“書信輔導員”，采取書信交往的形式對農(nóng)民工子女及留守兒童進行情感關懷和生活學習的指導，從而實現(xiàn)精神層面上的幫扶。去年，我校志愿者一直與留守兒童保持書信交流，已經(jīng)成功的為彼此建起了一座信任橋梁?？粗且粡垙垹N爛的笑臉，我覺得我們的工作非常有意義有價值。
肖和英，我，張震，沈一鳴等同學都參與了進來，通過一些對農(nóng)民工子女的書寫培訓，不僅使他們得到了鍛煉，更重要的是讓他們做到了互相溝通交流。通過書信的方式把他們的心聲傳達給我們，這樣，我們就能更好的有目的性的幫助他們，給他們愛。
“暑期安全急救知識輔導與現(xiàn)場模擬演練”是我們在濱海的一大重點工作。我校紅十字會非常重視，特別籌劃了此次專題活動，活動的內(nèi)容主要有暑期水電火使用安全與規(guī)范培訓，地震消防演習，心肺
復蘇頭，手，臂包扎技術指導等。暑期是安全事故高發(fā)時期，孩子們獨自在家，在沒有大人的看護下獨自使用水電火，很容易引起安全事故，這是我們最需要關注的，暑期安全急救技能培訓成了當務之急，所謂培訓就是普及一些簡單的急救措施，便于留守兒童應對一些暑期的突發(fā)情況，提高自身的生存能力。根據(jù)這些情況，志愿者們及時地開始了培訓和演習。
（翻圖）這張就是張震同學正在向農(nóng)民工子女示范如何逃生并指導安排進行現(xiàn)場演習?？赡苁钇跁l(fā)生一些人身傷害，于是我們緊接著安排了一些針對如何進行自我救護方面的現(xiàn)場演示，比如心肺復蘇，傷口包扎等。
（翻圖）這張是我們志愿者手把手的教他們心肺復蘇的具體步驟與細節(jié)，以及要注意的地方，小朋友們也逐個做了復蘇演練，他們聽的那么認真，看得那么仔細，這些技能相信以后一定能幫到他們。
我們同時也做了一些防震減災的知識宣傳，看著孩子們認真地閱讀《防震減災科普知識》，相信他們對防震減災也有了進一步的認識和關注，這些對于他們今后保護自身人身安全，維護他人生命安全起著至關重要的影響。所以我覺得此項活動意義責任非常重大。
為了培養(yǎng)留守兒童們的溝通交流能力和團隊合作能力，我們開展了一系列的素質(zhì)拓展訓練，拓展訓練以溝通交流為主，通過單雙向溝通訓練、個人才藝展示、合作類游戲十人九足等一系列項目，加強留守兒童對他人的信任感，培養(yǎng)他們之間的團結協(xié)作默契。
（翻圖）首先通過和農(nóng)民工子女們的單雙向溝通，了解他們近期的生活學習方面的具體情況，通過交流，增進與孩子們之間的溝通與協(xié)作。
（翻圖）十人九足這個活動主要是培養(yǎng)他們的團隊合作意識和能力。通過這個看似簡單的游戲，鍛煉他們互相幫助、團結一致的精神。我們志愿者們不僅參與其中，更從中鼓勵他們，為他們加油打氣，讓他們覺得我們無處不在，我們是一個團體，一個溫暖的家。
（翻圖）志愿者們通過播放鹽城宣傳片、鹽城工學院宣傳片、愛國主義電影來加深他們對家鄉(xiāng)的了解，一次來激發(fā)他們對國家，對學習，對生活的熱愛。相信孩子們印象最深刻的還是電影中人物身上的精神品質(zhì)，孩子們是祖國未來的花朵，他們的意志品質(zhì)就是國家的意志品質(zhì)，所以要從小做起，從小養(yǎng)成好的品質(zhì)，對于他們自己是一比巨大的財富，將來才會更加美好和諧。
(翻圖)課業(yè)輔導就是為了幫助留守兒童解決學習上的一些問題。除了解決暑假作業(yè)中的問題，更重要的是在與志愿者們一對一交流的過程中發(fā)現(xiàn)他們在學習中存在的不足之處，并予以幫助，促使其成績得到提升。這項活動對于留守兒童責任重大，在師資力量不是特別雄厚的濱海，志愿者們的帶來的學習輔導很是需要，作為志愿者，可以更好的親近小朋友，不易一起他們的抵觸心理，可以更加有效方便的和小朋友們交流，我們還用新的教育方式——學與用相結合的方式來教育談么，他們所學到的知識也就更加豐富，更加記憶深刻。（舉例你自己來）
（翻圖）心理輔導是由志愿者對留守兒童的生活進行悉心的輔導，通過介紹一些勵志故事，真情告白以及手語交流來拉近我們之間的交流，鼓勵他們用心和身邊的朋友、老師、同學、家人交流。為了更好的疏導他們，我們要求小朋友們畫出他們心中的家，這些就是他們畫的，可以看出他們心中都有一個特別而又美麗的家園，他們心中的美好愿望都可以完整的體現(xiàn)出來，看了這些畫，我們的心情是那么的激動，我們看到了他們的心聲，也看到了他們的無限希望，通過這個活動，可以更好的體現(xiàn)他們內(nèi)心地想法，從而幫助他們營造一個健
康快樂的心理環(huán)境。
（翻圖）最讓我感動的就是教小朋友們手語——感恩的心和隱形的翅膀，我們之前學習了這兩首歌的手語，然后手把手的教會小朋友，在教的過程中，他們的認真態(tài)度感動了我們，在歌曲彩排的時候，伴隨著歌聲的想起，一雙雙可愛是雙手隨哥飛舞，在他們的表演中我看到了一次次的感動，一次次的歡笑，我們也被這氛圍感染了。以為小朋友這樣說過“和大哥哥姐姐們一起做游戲，做作業(yè)真，我好開心呢！姐姐們教的手語我終于學會了，我來表演給你們看！”聽到這，我們的眼中突然充滿了淚珠，是感動的淚珠，是欣慰的淚珠。
