上海七大商業(yè)中心考察分析 離購物天堂差四步
國際上被廣泛認(rèn)可的國際購物天堂有9個(gè):英國的倫敦、法國的巴黎、美國的紐約和舊金山、中國的香港、意大利的米蘭和羅馬、日本的東京、瑞士的蘇黎世。上海會(huì)不會(huì)是第10個(gè)?
在不久前結(jié)束的2001年上海商業(yè)工作會(huì)議上,上海提出了要建成國際購物天堂的計(jì)劃。但市商委有關(guān)負(fù)責(zé)人認(rèn)為:“國際購物天堂只是一種?民間?的說法,比如說香港、巴黎、倫敦、紐約,大家都已經(jīng)認(rèn)可了它們,但并沒有具體的量化標(biāo)準(zhǔn)。我們現(xiàn)在要做的就是一步步摸索,找到一條融合上海本地特色和國際先進(jìn)經(jīng)驗(yàn)的路子,來建設(shè)我們自己的國際購物天堂?!?/p>
上海財(cái)經(jīng)大學(xué)國際工商管理學(xué)院副院長、市政府商業(yè)決策咨詢專家陳信康認(rèn)為,上海要達(dá)到真正意義上的國際購物天堂,可能要15-20年的時(shí)間,到2006年,上海可以按照自己的標(biāo)準(zhǔn),做到“國際化”的購物天堂。
不過,和記黃埔地產(chǎn)公司的副總經(jīng)理佘耀庭先生的看法卻具有一定的代表性。他對(duì)目前國際上公認(rèn)的九大購物天堂都進(jìn)行過考察。他認(rèn)為,上海離國際購物天堂的差距,在環(huán)境、品牌、價(jià)格和服務(wù)四個(gè)方面。從品牌上來講,國際上的一線品牌時(shí)裝在上海幾乎沒有成規(guī)模的分號(hào);價(jià)格上更是處于劣勢,打折的機(jī)會(huì)非常少。
但是,佘耀庭對(duì)上海還是非??春茫案鶕?jù)我的經(jīng)驗(yàn),如果在中國打造購物天堂,一定是上海?!彼e了個(gè)例子:現(xiàn)在購物天堂人均占有商業(yè)面積的指標(biāo)是1.2平方米,而上?,F(xiàn)在大約達(dá)到了0.93,已經(jīng)非常接近了。上海還有兩個(gè)有利條件就是購物旅游和自身品牌的打造,“購物天堂一定要商業(yè)旅游帶動(dòng),靠本地消費(fèi)永遠(yuǎn)不可能,上海這方面的優(yōu)勢在全國獨(dú)一無二?!逼浯?,上海附近有許多國內(nèi)知名的服裝廠,可以算是二線品牌,“不要小看二線品牌,日本的東京之所以被列為世界購物天堂之一,主要也是靠日本本土的二線品牌?!?/p>
目前上海有八個(gè)市級(jí)商業(yè)中心:俗稱“四街四城”,即淮海路、南京東路、南京西路、四川路;豫園商城、徐家匯商圈、新客站不夜城、八佰伴時(shí)代廣場。

在這八個(gè)市級(jí)商業(yè)中心中,記者選擇了淮海路、南京東路、南京西路、豫園商業(yè)區(qū)、徐家匯商城、浦東新上海商城(豫園商城和襄陽路服裝小商品市場由于其獨(dú)特的文化背景,單獨(dú)列出),以商品品種、業(yè)態(tài)分布、購物環(huán)境、交通條件為標(biāo)準(zhǔn),進(jìn)行實(shí)地考察,評(píng)定星級(jí)。希望能為上海建設(shè)國際購物天堂提供一份有價(jià)值的參考。
一.淮海路:70年時(shí)尚T臺(tái) Huaihai Road : Fashion T station of 70years
70年來,淮海路在上海商業(yè)中都占據(jù)了非常重要的地位。從30、40年代起,淮海路就引領(lǐng)著上海的時(shí)尚,直到今天,它仍然是上海最具時(shí)尚氣息,最高雅的一條商業(yè)文化街。Leading Fashion of Shanghai
The most fashionable and elegant street.淮海路東起人民路,西至凱旋路,全長6.8公里,分東、中、西三段,橫穿盧灣,徐匯兩區(qū),商氣輻射黃浦,靜安等區(qū)。西起陜西南路,東至西藏南路,北至延安路高架,南至復(fù)興中路,長約2.2公里的淮海中路段,是以高雅著稱的上海主要中心商業(yè)街。隨著淮海中路商業(yè)功能的延伸,淮海中路路段已從“街”的概念向“街區(qū)”拓展,整個(gè)區(qū)域以淮海中路為軸線,東起西藏路,西到陜西路,北連金陵中路,金陵西路,長樂路,南接復(fù)興中路,面積3.5平方公里。據(jù)盧灣區(qū)商委吳荷生主任介紹,目前淮海路79.4%的消費(fèi)者在40歲以下,其中,男性占38%,女性占62%。這部分人一直是上海最時(shí)尚,也最注重品位的消費(fèi)者。79.4% of the customers with age under 40.38% male.62% female.商品品種 ★★★★
淮海路上商品品種不但豐富,還滿足了“購物天堂”一個(gè)最大的商品特點(diǎn),就是可以滿足各個(gè)層次消費(fèi)者的需要。高檔商廈如淮海中路的巴黎春天益民百貨,淮海西路的美美百貨;中檔商廈有中段的百盛、太平洋百貨、華亭伊勢丹,低檔的有襄陽路市場。常去香港購物的余小姐認(rèn)為,之所以說香港是“購物天堂”,不僅是香港的商品多,還是因?yàn)樯唐返慕Y(jié)構(gòu)齊全,幾乎任何人都可以在香港買到他想買的東西。high-class shopping malls are “printemps”/“meimei”, mid-class shopping malls are “Parkson”/“Pacific”/ “estan”,low-class shopping malls are“xiangyang road”.就這點(diǎn)來說,上海的差距很大。我經(jīng)常在外面逛了一天,卻空手而歸。相比之下,更多人喜歡逛淮海路,就是因?yàn)榛春B返纳唐繁容^齊全。
百盛是一個(gè)以18-35歲年輕人為主要顧客群的商場。百盛30個(gè)大類的商品隨時(shí)尚潮流而動(dòng),商品品牌、結(jié)構(gòu)處于不斷調(diào)整中。Parkson’s customers with age between 18 to 35.淮海路太平洋百貨是適合女士購物的商場,在這里女性品牌非常齊全。
購物環(huán)境 ★★★★
淮海路特有的海派風(fēng)情讓很多人喜歡在淮海路上休閑購物,特別是華燈初上,即使不買東西,徜徉在淮海路也能感受到陣陣時(shí)尚風(fēng)氣。
“新天地”的開發(fā)為淮海路營造了一個(gè)獨(dú)一無二的休閑“港灣”,這在整個(gè)上海也是少見的。在淮海路購物的消費(fèi)者,可能累了就會(huì)到“新天地”小憩,從而延長了消費(fèi)者在淮海路上的逗留時(shí)間,反過來又會(huì)進(jìn)一步刺激消費(fèi)。“新天地”的成功大大提高了淮海路地區(qū)的商業(yè)價(jià)值。
除了環(huán)境優(yōu)美,淮海路還解決了另一個(gè)頗讓消費(fèi)者頭疼的問題,就是再不用擔(dān)心無法解決“不時(shí)之需”。除了沿路商場和快餐店里的廁所,消費(fèi)者沿淮海路每步行10分鐘左右,便能找到一間公廁。一般指示牌設(shè)在路邊醒目的地方,而公廁則跟弄堂里的居民小區(qū)連在一起。
在淮海路的眾多商場中,百盛,太平洋百貨,華亭依勢丹是三家購物環(huán)境比較好的商場。記者看見,三家商場周圍都有各自泊車的地方,商場內(nèi)醒目處都有樓層指示牌。在大部分樓層都有供顧客使用的洗手間,商場內(nèi)有自動(dòng)取款機(jī)(太平洋百貨就有中國銀行、建設(shè)銀行、工商銀行三家銀行的取款機(jī))。
服務(wù)水平★★★
百盛、太平洋百貨、華亭依勢丹都有投訴處,太平洋百貨專設(shè)貴賓廳負(fù)責(zé)投訴和售后服務(wù),一般情況下,顧客不滿意可以退貨。太平洋百貨和百盛還配有應(yīng)急醫(yī)護(hù)室。
但三家商場在有些方面還不盡如人意。據(jù)記者觀察,三家商場的服務(wù)人員除“歡迎光臨……”用的是普通話外,第二句話基本用的是上海方言。英語的應(yīng)用也不普及,百盛每個(gè)樓層只設(shè)一個(gè)樓層管理員負(fù)責(zé)接待外國顧客,太平洋百貨也只有少數(shù)幾個(gè)客戶服務(wù)擔(dān)當(dāng)此任務(wù),而依勢丹一樓的服務(wù)臺(tái)小姐則告訴記者,依勢丹沒有英語導(dǎo)購人員。在三家商場內(nèi),由于工商管理部門的有關(guān)規(guī)定,商品標(biāo)價(jià)牌一律用中文標(biāo)識(shí)。相比之下,太平洋百貨在其他廣告牌,導(dǎo)購牌的中英文對(duì)照方面做的是最好的。三家商場的入口,除百盛有供殘疾人專用的通道(記者去的時(shí)候通道入口被展覽柜臺(tái)擋著),其余兩家均沒有此項(xiàng)服務(wù)。此外,三家打烊時(shí)間都在21:30至22:30之間,休業(yè)后至第二天開業(yè)期間沒有特別的顧客服務(wù)。
交通條件 ★★★★
淮海路交通便捷。東與上海南北交通主干道西藏南路相接,中與南北高架相交,淮海中路口有上(南向)下(北向)匝道;北越兩個(gè)街坊(約兩百米)與延安中路高架相望,近西藏南路有延安中路高架上(西向)下(東向)匝道;地鐵一號(hào)線穿梭于淮海路下,地面設(shè)有陜西南路、黃陂北路和常熟路站;途徑的公交車共有28條。可謂空中(高架),地面(公交車和出租車),地下(地鐵)一應(yīng)俱全。
2月9日上午10時(shí),記者來到淮海路,在淮海路陜西南路路口的車站等車。這個(gè)車站聚集了6、7條公交線路。記者注意到,在此車站的候車點(diǎn),平均每分鐘都有一輛公交車靠站,不到一分鐘可等到一輛的士。淮海路茂名路路口的值勤交警告訴記者,只要消費(fèi)者不遇上車輛高峰期,乘公交車用20-25分鐘,打的只需10分鐘就可以走完這七公里路程。乘地鐵會(huì)更快,只需7分鐘就能從常熟路到達(dá)位于黃坡南路站的太平洋百貨。
從陜西路以東至西藏南路,沿途的伊勢丹、新華聯(lián)、百盛、瑞安廣場、中環(huán)廣場、香港廣場,地下都可以泊車。其中百盛樓下有90個(gè)車位,國際購物中心有35個(gè)車位,瑞安廣場有800個(gè)車位,加上太平橋人工湖下的200個(gè)車位,在這一段泊車沒有太大的困難。相對(duì)之下,淮海路商圈西段由于商廈及寫字樓較少,泊車就相應(yīng)困難一點(diǎn)。
業(yè)態(tài)結(jié)構(gòu) ★★★
在淮海路商區(qū)3.5平方公里的范圍內(nèi),它擁有百貨商廈、超級(jí)市場、專賣店、襄陽路的攤販?zhǔn)浇?jīng)營、新天地的休閑娛樂式消費(fèi)和自動(dòng)售貨機(jī)等在內(nèi)的無店鋪銷售。
百貨商廈占的比重最大。像百盛,新華聯(lián),太平洋百貨這樣規(guī)模大,商品全,服務(wù)好的商場,淮海路有很多。它們以其獨(dú)特的魅力每天吸引著成千上萬的顧客來此消費(fèi)。
據(jù)盧灣區(qū)商委吳荷生主任介紹,目前有很多新型的業(yè)態(tài)關(guān)注淮海路,盧灣區(qū)商委有意引進(jìn)一些綜合性的小型都市購物中心,包括餐飲、休閑、服務(wù)的功能。加大品牌專賣店的力度,屆時(shí),市民會(huì)看到一些國際知名品牌,在同一品牌的專賣店里,可能包括了服裝、飾品、鞋帽、皮具,甚至以其形象衍生出的系列玩具。
特色加分 欣賞上海美女
近百年來,淮海路影響了幾代上海人的時(shí)尚觀。1910~1920年,大批白俄來到上海,俄式風(fēng)情的商鋪如雨后春筍般涌現(xiàn),淮海路被稱作“東方涅瓦大街”;十九世紀(jì)三十年代,由于商業(yè)圈中進(jìn)駐了不少法國僑民,法式商店蜂擁而起。淮海路(當(dāng)時(shí)被稱作霞飛路)上隨處可見法國風(fēng)情的上海摩登女子;解放后,上海婦女用品商店成為最受上海女性青睞的商店,當(dāng)時(shí)各種面料的花陽傘,皮質(zhì)、草質(zhì)、布質(zhì)的各種包袋,款式不一的服飾,還有百雀靈、友誼牌雪花膏、蛤蜊油等化妝品在那里都有賣;1984年12月,上海第一家美容廳——露美美容廳出現(xiàn)在了淮海路、馬當(dāng)路口;90年代,淮海路上一條短短300米的小街華亭路成為上海時(shí)尚人士最熱衷去的地方;1993年,上海第一家百貨公司華亭伊勢丹在淮海路上開業(yè);2000年,淮海路上出現(xiàn)了全上海最in的酒吧和咖啡吧。
幾乎所有上海時(shí)尚的源頭都可以從淮海路上找到,從這里走出去的女子,是上海最考究,最經(jīng)看的女子。
是否能夠引領(lǐng)時(shí)尚是“國際購物天堂”的一個(gè)重要標(biāo)準(zhǔn),上海目前對(duì)國際時(shí)尚的影響力并不大,但如果上海的文化、時(shí)尚會(huì)出現(xiàn)一個(gè)中心發(fā)源地,那可能就是淮海路。
《i時(shí)代》建議
淮海路商業(yè)線拉得太長。記者從淮海路常熟路步行至西藏南路(中途不進(jìn)入商場)花了50分鐘,如果加上購物,很容易感到疲勞?;春B芬屓烁佑X得身在“天堂”,就一定要解決這個(gè)問題,將休閑和購物進(jìn)一步結(jié)合。
另一個(gè)問題是南北高架將淮海路一切為二,很多逛街的人走到成都路高架便不再往東走了,讓人有種割裂感。而黃陂路上的太平洋、時(shí)代廣場就被割裂在淮海路東端。
二.南京西路:五星級(jí)圍合“金三角”
南京西路從茂名路到靜安寺一段,由梅龍鎮(zhèn)廣場、中信泰富和恒隆廣場組成的上海商業(yè)“金三角”。這塊商業(yè)區(qū)的特點(diǎn)是中高檔消費(fèi)人群集中、購物環(huán)境良好。它憑借附近的高檔商務(wù)樓、五星級(jí)賓館、飯店帶來的人氣,初步形成了一個(gè)高檔消費(fèi)品的商區(qū)。
南京西路商業(yè)區(qū)有“金三角”之稱,因?yàn)檫@里以中高檔消費(fèi)為主,據(jù)恒隆廣場統(tǒng)計(jì),其主流消費(fèi)群體以男性本土的企業(yè)單位主管級(jí)白領(lǐng)為主,年齡均在30-45歲之間;而港臺(tái)地區(qū)和日本消費(fèi)者的比例占了15%-20%;所有消費(fèi)中,信用卡消費(fèi)占80%,是上海所有商業(yè)街區(qū)中使用率最高的。
白領(lǐng)的日常消費(fèi)以及涉外人士的休閑消費(fèi)是這一商業(yè)區(qū)的主要特點(diǎn)。
商品品種 ★★
要想吸引客人,一個(gè)很重要的環(huán)節(jié)就是產(chǎn)品種類要齊全。梅龍鎮(zhèn)、中信泰富和恒隆廣場各自聲稱其商場內(nèi)的國際品牌都有上百種,其中恒隆廣場,僅一線品牌就有30種以上。但是這比起羅馬、香港等國際購物天堂還有很大的距離。Silver Shen小姐雖然身在上海,但是每到節(jié)假日就喜歡飛羅馬、香港、東京等地,每次回來都是大包小包的,她說,“上海購物,品牌雖然多,但是國際一線品牌還比較少。在羅馬的西班牙廣場有一條僅200米的購物街,這條街上全是國際一線品牌的專賣店,雖然總共加起來不過200家,但是只要人們聽到過的品牌這里都有。而且規(guī)格齊全,樣式都是當(dāng)年發(fā)布的新品。”據(jù)Silver介紹,每天西班牙廣場上都是人山人海,廠商為了保證人均購買率,對(duì)消費(fèi)者發(fā)號(hào)進(jìn)入,百萬富翁也不例外。事實(shí)上,西班牙廣場上??康拿妻I車,80%的車主都是來這條街上購買國際品牌的。
施樂公司的張夢非先生去過很多國家,他對(duì)這條街的印象非常深刻,他分析說,“因?yàn)橐獯罄侨驎r(shí)尚發(fā)布的中心之一,這里的專賣店大都能在第一時(shí)間內(nèi)拿到全球最新的款式;這里全是三層樓的專賣店,所以尺寸齊全;再加上各品牌產(chǎn)品集中,人們可以一次性滿足購物需求,不用到處奔波尋找?!?/p>
購物環(huán)境 ★★★★
南京西路“金三角”的三大商廈人均占有商業(yè)面積上海最大。南京西路“金三角”在建立之初就非常注意這方面的問題,像恒隆廣場占地面積31,088平方米,加上樓層,實(shí)際面積共計(jì)211,000平方米,其中商場占地面積50,000平方米;而中信泰富商場的占地面積也達(dá)到了34,500平方米。這是建立國際購物天堂的一個(gè)重要指標(biāo)。其中恒隆廣場和中信泰富商場內(nèi)的人均占有商業(yè)面積都在1.5平方米以上,超過了國際上發(fā)達(dá)國家購物的人均占有商業(yè)面積1.2平方米的標(biāo)準(zhǔn)。
曾在澳大利亞獲得MBA學(xué)位的Cambal Wong小姐就非常喜歡在瑞士的蘇黎世和香港購物:“因?yàn)槲冶容^喜歡安靜,蘇黎世和香港大商場的購物空間非常大,可以安安心心地瀏覽,購買商品?!?/p>
在南京西路有兩家肯德基、一家麥當(dāng)勞、一家頂呱呱餐飲店,還有老字號(hào)的鎮(zhèn)江飯店和梅龍鎮(zhèn)酒家。而在三大商廈中都設(shè)有不同檔次的咖啡館。消費(fèi)者休閑、吃飯十分方便。
業(yè)態(tài)結(jié)構(gòu) ★★★
梅龍鎮(zhèn)、中信泰富、恒隆廣場各自的消費(fèi)群體非常明確,不會(huì)產(chǎn)生品牌競爭,這樣的結(jié)果就是消費(fèi)群體分流,各取所需,既避免了商場的重復(fù)投資,也減少了消費(fèi)者不必要的來回奔走。
南京西路“金三角”購物中心還包括從陜西路到茂名路之間的品牌專賣店。有一點(diǎn)像羅馬“西班牙廣場”的味道,可是國際品牌太少。
交通條件 ★★
梅龍鎮(zhèn)廣場離地鐵二號(hào)線最近,步行只需5分鐘,即使是稍遠(yuǎn)的恒隆廣場離地鐵二號(hào)線,也只有7分鐘的時(shí)間;三家商場附近共有20條工交線路到達(dá)。
對(duì)于乘坐轎車的消費(fèi)者來說,三家商場附近都有出租車停靠點(diǎn),并且擁有私人停車用的停車庫,停車庫最多的是中信泰富,共有380個(gè)車位;較少的梅龍鎮(zhèn)廣場也有200個(gè)左右的車位;而恒隆廣場計(jì)劃建造三層停車庫,現(xiàn)已建成兩層,二樓車庫有車位60個(gè),一樓車庫有車為230個(gè);除恒隆廣場二樓車庫停車費(fèi)為每小時(shí)10元外,其它都是每小時(shí)5元。
特色加分 殘疾人專用設(shè)施
這三家商場都有殘疾人通道,甚至有殘疾人專用廁所。所有指示牌都是中英文對(duì)照。
三家大商場都采取招租形式,他們不直接對(duì)營業(yè)員素質(zhì)和個(gè)體投訴負(fù)責(zé)。他們承擔(dān)的是“調(diào)解人的作用。”但三大商廈都設(shè)有投訴部門。
中信泰富推廣部呂晴介紹:“出現(xiàn)問題,客戶習(xí)慣向我們投訴,這些投訴大多和服務(wù)員態(tài)度有關(guān)。我們作為物業(yè)單位,不能對(duì)服務(wù)員采取措施,所以我們都通過第三方(如消費(fèi)者協(xié)會(huì))判定是非,然后提出解決方案。一般3天內(nèi),我們都會(huì)給顧客一個(gè)滿意的答復(fù)?!?/p>
記者在采訪時(shí)注意到,三家商場的營業(yè)員都會(huì)簡單的外語。

“金三角”可聯(lián)合舉辦國際一流品牌的換季折扣、年終特賣場。使該區(qū)域成為節(jié)日的消費(fèi)好去處。
三.徐家匯:“天堂”里的廣場
徐家匯商圈以徐家匯廣場為中心,中心商業(yè)區(qū)包括西至宜山路,東至天平路,南到南丹路,北至廣元西路,面積1.1平方公里的范圍,輻射到東至楓林路,西至凱旋路,南至中山南路內(nèi)環(huán)線,北接淮海路的3.5平方公里的范圍,統(tǒng)稱為徐家匯商圈。
東方商廈、太平洋百貨、六百實(shí)業(yè)、匯金百貨、匯聯(lián)商廈、港匯廣場等大型商業(yè)企業(yè)以現(xiàn)代商業(yè)經(jīng)營為理念,在徐家匯廣場周圍形成了業(yè)態(tài)結(jié)構(gòu)豐富、特色鮮明、錯(cuò)位競爭、共存共榮的商業(yè)格局。
徐匯區(qū)商委主任彭光航認(rèn)為,商品品種是建設(shè)國際購物天堂的一個(gè)重要組成部分,上海在這方面和國際商業(yè)先進(jìn)城市差距還很大,甚至比國內(nèi)其它城市也有差距。比如沃爾瑪在深圳的超市,1萬平方米可以經(jīng)營8萬種商品,而上海的商場或超市一般只能做到4萬種。
商品品種 ★★★
徐家匯的幾大主題商廈,采取錯(cuò)位經(jīng)營,每個(gè)商廈經(jīng)營的商品定位各不相同。
東方商廈的商品品種有6萬多種,其中進(jìn)口、合資商品、國產(chǎn)商品各占三分之一。一線品牌占總商品的比例并不高,商場正著力于提升高檔品牌的比例。東方商廈一樓的品牌是整個(gè)商場最高檔的。
匯金百貨的主流消費(fèi)群以白領(lǐng)階層、職業(yè)女性為主,它的商品更講究品牌。包括了服飾、家居用品、家用電器等30多個(gè)商品大類,近五萬種商品。
除了八大定位各不相同的主題商廈,從徐家匯中心商圈延伸出去的華山路專賣店則定位在年輕的消費(fèi)者上,各種年輕人喜歡的品牌樣樣都有。
宜山路上的宜山建材家具城則逐步發(fā)展成為上海規(guī)模最大、經(jīng)營品種最齊全的建材家具集散地之一。
徐家匯商圈還有一個(gè)不能忽視的商品類型,就是數(shù)字技術(shù)產(chǎn)品。繼宏圖三胞、太平洋數(shù)碼廣場相繼開業(yè)后,日前微軟全球技術(shù)中心也入駐徐家匯,使徐家匯形成了“兩街一中心”的電腦大賣場。徐家匯商圈現(xiàn)在已形成南北兩條電腦街,北有廣元路慧谷電腦一條街,南有沿漕溪北路一字排開的太平洋電腦、百腦匯、太平洋數(shù)碼廣場、宏圖三胞南邊一條街。
購物環(huán)境 ★★★★
徐家匯商圈給人磅礴大氣的廣場感覺,幾個(gè)大商場各有特色,互為補(bǔ)充。

衡山路近來的風(fēng)頭漸被“新天地”搶去。如果衡山路不創(chuàng)新求變,恐怕會(huì)失去更多顧客。
四.八佰伴商圈:正在膨脹的巨大市場
浦東的購物商業(yè)圈是以浦東南路和張楊路為坐標(biāo)軸,由第一八佰伴新世紀(jì)商廈和時(shí)代廣場為中心構(gòu)成的。
商品品種 ★★
八佰伴以百貨為主,而時(shí)代廣場以時(shí)尚消費(fèi)為主。由于這一商區(qū)內(nèi)只有這兩家大型商場,所以國際品牌比較少,而以銷售國際品牌為主的時(shí)代廣場仍未完全定型。

八佰伴商廈內(nèi)有72部電梯上下,每個(gè)電梯口又設(shè)有四部自動(dòng)扶梯錯(cuò)位上下,顧客只需找到電梯口,而無用考慮方向問題。并且可以一路上下,而不用上一層后再繞一圈去找另一頭往上的電梯。
雙數(shù)樓層以及9樓餐飲層設(shè)有男女廁所,拿女廁所來說,里面有八個(gè)洗手池,二十幾個(gè)廁位,并有專為殘疾人設(shè)計(jì)的廁位,但沒有手紙供應(yīng)。有趣的是,廁所外的走廊上,擺放了幾個(gè)原木色的長凳,作為顧客休息區(qū).每一個(gè)購物層都設(shè)有十余個(gè)收銀臺(tái),但是可以受理信用卡支付的收銀臺(tái),每層只有一兩個(gè),由于信用卡支付比現(xiàn)金支付所需時(shí)間長,因而柜臺(tái)前有時(shí)會(huì)排起長隊(duì)。
與八佰伴一路之隔的時(shí)代廣場是浦東另一處購物焦點(diǎn),定位高,但是顧客也相應(yīng)少許多。記者在門口數(shù)了一下,一分鐘內(nèi)只有11人出入。商廈內(nèi)靜悄悄的,沒有擾人的廣播音樂,倒有一股淡雅的香氣,時(shí)而夾雜著從STARBUCKS里飄出咖啡的特殊香味。
在這里逛街購物,吃飯問題很容易解決。八佰伴9樓就有一個(gè)美食廣場,各色小吃一應(yīng)俱全。這里也有年輕人喜歡的西餐,比如必勝客,季諾;時(shí)代廣場二樓則有日本的元祿壽司。

南京東路是上海最古老的商業(yè)區(qū),其中有歷年來銷售額排在上海商業(yè)前10名的市百一店、華聯(lián)商廈等。這一商業(yè)區(qū)的消費(fèi)群主要以中等偏下收入人群和外地來滬旅游觀光者為主。
以華聯(lián)商廈為例,其消費(fèi)人群主要以30-50歲的工薪階層為主,消費(fèi)方式以現(xiàn)金居多,信用卡消費(fèi)只占5%。

南京東路雖然店鋪林立,但是很多消費(fèi)者都發(fā)現(xiàn)這里的商品品種非常少,曾經(jīng)號(hào)稱百貨具全的市百一店現(xiàn)在也被服裝占去了大部分的鋪面,某廣告公司的成先生就直言不諱地說,“我從不去南京東路買東西?!?/p>

南京東路購物最大的優(yōu)勢就是人車分流,逛街購物不受干擾。從西藏路到河南路是著名的步行街,游客累了,還可以乘坐游覽車穿梭其中。
但在每個(gè)商場內(nèi)部,情況并不那么讓人滿意,例如殘疾人進(jìn)入這些商場購物就比較麻煩,因?yàn)檫@里大部分的商場都沒設(shè)殘疾人通道。許多商廈采取召租的形式,于是商場對(duì)營業(yè)員的制約能力也比較薄弱。
記者碰到一北京游客蔣琳嘉,她說,來上海購物的第一站就是南京東路,可是她對(duì)這里的樓層規(guī)劃頗有微辭,“比如我想為男朋友買一個(gè)zippo打火機(jī),可是置地廣場底樓香煙、煙具柜臺(tái)沒賣,爬了五層樓,才在六樓的男裝柜臺(tái)找到?!?/p>

南京東路步行街業(yè)態(tài)比較成熟,除了本身有百貨商店、食品店、各品牌專賣店、飲食店、賓館等以外,它有很廣的商業(yè)輻射力量,東及外灘、北到蘇州河、南到金陵東路。這其中就包括了超市、專賣店以及專業(yè)商品一條街。

南京東路各大商場競爭激烈,瞄準(zhǔn)其主體消費(fèi)者,價(jià)格和過去相比更加平民化。其中置地廣場經(jīng)常有換季打折商品出售,但是其幅度和國外不可同日而語,而且大部分打折商品的樣式明顯過時(shí)或尺寸不全。

六.襄陽路:配得上夏奈爾的街裝
上海有一個(gè)充滿了魅力和想象力的購物區(qū)——襄陽路服裝小商品市場。它的前身華亭路服裝一條街曾引導(dǎo)了一代上海人的時(shí)尚意識(shí)。2000年11月,華亭路拆遷,造就了今天的襄陽路市場。
香港名模琦琦這樣解釋她身上的搭配:最好的搭配就是:上身是世界頂級(jí)名牌Chanel的當(dāng)季新款,下身配從襄陽路淘來的“襄陽牌”服飾。

如果按照國際購物天堂的環(huán)境要求來衡量襄陽路,那它一定是不及格的。休息日大量購物者擁擠在襄陽路市場,走路都很成問題,人均購物面積連0.5平方米都不到。但它也代表了國際購物天堂中一個(gè)不可缺少的要素,就是有特色的購物區(qū)域。
然而,并非所有人都能適應(yīng)襄陽路的風(fēng)格。沈小姐就很少去襄陽路淘衣服,原因是她自認(rèn)為沒有過硬的眼力和還價(jià)能力。

Silver很喜歡在國外的跳蚤市場買東西,曾經(jīng)買過首飾、刺繡、杯墊,還買過一只用微波爐時(shí)戴的手套。
Silver認(rèn)為,國外的跳蚤市場和襄陽路最大的區(qū)別就是,在去襄陽路購物時(shí),人們大概會(huì)知道去買什么樣的東西,比如說衣服,或是鞋。但去國外的跳蚤市場就絕對(duì)想象不出會(huì)在那里看到什么,會(huì)買什么,因?yàn)槟抢锏纳唐贩N類更多、更齊全,包括服裝、書、唱片、首飾、家居用品等。
“除了跳蚤市場,二手貨市場在國外也很盛行。”Silver說,“無論是衣服、唱片、書籍、家具,都可以在二手貨市場買到。

七.豫園:經(jīng)常軋?zhí)慕侠箱?/p>
據(jù)上海市商委的最新數(shù)據(jù)表明,豫園集團(tuán)從1996年到2000年,銷售額從45.7億元上升到60億元;利潤由1.372億元增長到1.57億元。2001年,豫園集團(tuán)在所有區(qū)屬商業(yè)集團(tuán)零售額排名躍居第一位。
豫園商業(yè)區(qū)是在一種有江南氣息的歷史人文積淀上成長起來的。記者一進(jìn)入這一商業(yè)區(qū),就感受到了這種古樸的韻味。
有專家把它歸為3大文化特色:
一是古樸典雅的建筑風(fēng)格,以明代建造的城隍廟、沉香閣(萬歷28年)、九曲橋和豫園(嘉靖年間)為中心,依照這一建筑風(fēng)格,這里先后建造了天裕樓、華寶樓、景容樓、悅賓樓、和豐樓;二是溫文爾雅的文人遺跡,如和豐樓前的楹聯(lián);三是富有個(gè)性的行業(yè)風(fēng)情。這些文化氛圍非常適合全球消費(fèi)者的探詢民族風(fēng)情的心理。
但是,豫園商業(yè)區(qū)人均占有商業(yè)面積不足1平方米,遠(yuǎn)遠(yuǎn)低于國際上1.2平方米的標(biāo)準(zhǔn)。盡管大部分標(biāo)識(shí)牌都使用了中英文對(duì)照,但是英文翻譯的準(zhǔn)確度和表達(dá)規(guī)范度都比較差。除了大型的商店對(duì)營業(yè)員進(jìn)行過培訓(xùn)之外,這里大部分的個(gè)體攤販的服務(wù)規(guī)范都沒有和國際接軌。

豫園商業(yè)區(qū)是上海最有特色、形成最早的商業(yè)區(qū),包括城隍廟小商品批發(fā)市場,豫園風(fēng)景區(qū),是以旅游資源為依托建立起來的商業(yè)區(qū)。除了百貨商店、民族特色小商品以外,區(qū)內(nèi)還有具有民族特色的茶館、西方休閑的咖啡廳(星巴克)、以及各式快餐。但是,對(duì)于這里極高的人流量來說,這些設(shè)施還太少,記者看到,在用餐時(shí)間,肯德基等飲食店消費(fèi)人群爆滿、而星巴克還有人端著咖啡在門外喝。
