Landlord and the Tenant.3.2 The premises let may be vacated or the lease renewed, if notice to the landlord has been duly given
in writing by the Tenant to the Landlord at least three months before the expiry of the present lease.The Landlord reserves the right to approve or disapprove the renewal of the lease.3.3 In case of renewal the Landlord may, at his discretion, increase the rent by a percentage rate
indexed on inflation rate.3.4 Except in the event of ''FORCE MAJEURE'' if the Tenant vacates the leased premises before the
expiry of the lease without giving a due notice of three months in advance to the Landlord, he shall
be liable to pay the equivalent of three months rent that is FIFTY-FOUR THOUSANDS

5.CHARGES
5.1 The Landlord shall be responsible for all rates and taxes presently assessed or leviable in respect of the leased premises.5.2 The Tenant shall pay all charges for water and electricity supplied to the leases premises.5.3 The Tenant shall be responsible for all telephone and fax charges(rental, inland and international)accruing to his account while residing on the premises during the tenancy.5.4 Either as and when required or at the expiry of the tenancy, all receipts in respect of the charges under clauses 5.3 above shall be submitted to the Landlord for security.6.ASSIGNMENT OR SUBLETTING
6.1 The Tenant shall not assign or sublet the whole part or part of the leased premises to anyone without the prior consent of the Landlord.7.MAINTENANCE, REPAIRS AND ALTERATIONS:
7.1 The tenant shall not make any alteration to the leased premises without the written consent of thelandlord;and where any alteration is authorised the cost there of shall be borne by the tenant.7.2 The tenant shall;
a)Keep the premises clean and in good and tenantable conditions.b)For the repairs of or replacement , of all fittings, fixtures and accessories such as
but not limited to the toilet, washbasin and electrical appliances as shall be broken,lost, damaged or destroyed during the tenancy, fair wear and tear excepted.7.3 Where any structural defect to the leased premises come to light during the tenancy, the tenant shall forthwith inform the Landlord of such defect and the Landlord shall thereupon cause such defect to be repaired or remedied at his own expenses with due diligence.7.4 T he tenant shall allow the landlord or any other person duly authorised by the landlord to inspect the lease premises at all reasonable times by prior agreement with the tenant to satisfy himself that theprovisions of this clause are being complied with.8.INSURANCE
8.1 The Tenant shall take out an appropriate insurance policy to cover the Tenant's risk and his personal belongings against fire, cyclone, flood, theft or any other insurable assets or event.9.USE OF THE LEASED PREMISES

2、乙方應(yīng)注意居住和經(jīng)營(yíng)安全,自行采取防火、防盜等安全措施。加強(qiáng)用電安全,不得亂拖、亂接電線;對(duì)于防盜、防火、用電安全進(jìn)行經(jīng)常檢查。如乙方措施不當(dāng)造成的所有損失,其損失由乙方自行承擔(dān);造成甲方房屋財(cái)產(chǎn)損失,由乙方全額賠償給甲方;造成第三方房屋財(cái)產(chǎn)損失,由乙方負(fù)責(zé)處理,由乙方全額賠償對(duì)方。并按違約處理
3、乙方對(duì)租用房沒有處理權(quán),不能擅自與人合租、轉(zhuǎn)租或借給他人,也不能改變其用途,否則屬于違約。如有此類情況發(fā)生除支付違約金外,甲方有權(quán)解除協(xié)議并收回房屋。
電、水、電視、及其它設(shè)施由乙方使用,產(chǎn)生的費(fèi)用(包括治安、政府部門的各項(xiàng)管理費(fèi)用)由乙方按時(shí)、足額繳納,如有失誤,造成麻煩,乙方自行解決,確需甲方出面協(xié)助解決時(shí),乙方應(yīng)支付甲方必要費(fèi)用。

4、乙方在租用期內(nèi),不得改變房屋結(jié)構(gòu)及其設(shè)施;使用中如有損壞或管道堵塞,應(yīng)予修復(fù)、疏通,費(fèi) 用自理。乙方裝修須合理且費(fèi)用自理;乙方退租或租期到期如需拆除裝修請(qǐng)同時(shí)恢復(fù)房屋原貌,產(chǎn)生費(fèi)用由乙方自理。并按違約處理
5、甲方不分擔(dān)乙方在租房期內(nèi)對(duì)其自身造成的損失和對(duì)第三方造成的任何道德、經(jīng)濟(jì)、經(jīng)營(yíng)和法律責(zé)任及損失。
六、有關(guān)退租、轉(zhuǎn)讓的條款
1、協(xié)議期內(nèi),乙方履行本協(xié)議所有條款后,甲方不得提前收回房屋(發(fā)生甲方能力范圍之外的不可抗事件和乙方違約的情況下除外)。
2、乙方租期未到期而要求退租時(shí),必須與甲方協(xié)商一致,另要支付違約金給甲方。
3、協(xié)議期內(nèi),乙方如果出現(xiàn)以下任何情況:退租、轉(zhuǎn)讓、及由于乙方違約原因造成甲方提前收回房屋的任一情況下,乙方都必須按協(xié)議繳清所有應(yīng)付款項(xiàng)。
4、乙方承租到期應(yīng)完好歸還租房協(xié)議和所有鑰匙及有關(guān)物品,如果所租房?jī)?nèi)的所用設(shè)備有損壞,乙方負(fù)責(zé)修復(fù)或者甲方在保證金內(nèi)扣除相應(yīng)賠償金額。
5、甲方原則上不同意轉(zhuǎn)讓,但乙方經(jīng)營(yíng)確有困難時(shí),應(yīng)提前向甲方申明,經(jīng)甲方授權(quán)同意,乙方才可實(shí)施轉(zhuǎn)讓事宜,但轉(zhuǎn)讓風(fēng)險(xiǎn)自擔(dān),請(qǐng)轉(zhuǎn)讓雙方謹(jǐn)慎考慮。
6、乙方轉(zhuǎn)讓時(shí)需向續(xù)租方明示本協(xié)議內(nèi)容,轉(zhuǎn)讓期為租期內(nèi)期限;乙方?jīng)]有通過甲方書面同意及簽字的轉(zhuǎn)讓行為,屬乙方無效轉(zhuǎn)讓、乙方的無效轉(zhuǎn)讓是違約行為甲方不予承認(rèn).7、乙方無效轉(zhuǎn)讓的責(zé)任由乙方(即轉(zhuǎn)讓方)和續(xù)租方承擔(dān),如該無效轉(zhuǎn)讓已交接結(jié)束,責(zé)任由續(xù)租方全額承擔(dān),甲方在收回房屋的同時(shí)續(xù)租方還將支付乙方應(yīng)負(fù)擔(dān)的全額違約金及相關(guān)費(fèi)用。
8、有效轉(zhuǎn)讓租期為合同內(nèi)租期,有效期內(nèi)租金本次調(diào)整為叁萬(wàn)陸仟元整(人民幣3萬(wàn)6千元正)。
9、續(xù)租方需超出租期時(shí),必須同甲方簽訂新的租房協(xié)議。
12、轉(zhuǎn)讓交接,水、電、電視、設(shè)施及有關(guān)經(jīng)濟(jì)費(fèi)用問題,由雙方自行處理,如有遺留問題,續(xù)租方自行承擔(dān),甲方不負(fù)連帶責(zé)任。
七、有關(guān)續(xù)租的事項(xiàng)
1、原租房者在遵守前期協(xié)議的情況下,可以獲得優(yōu)先續(xù)租權(quán),但必須在原租期結(jié)束日前一個(gè)月與甲方重新簽訂租房協(xié)議,租金在前期協(xié)議租金基礎(chǔ)上逐年捉增,提增幅度根椐當(dāng)年情況確定,一般在15%-20%左右.2、在原租期已到期,新的續(xù)租協(xié)議還未簽訂的情況下,甲方將收回房屋,不再簽約續(xù)租。
八、本協(xié)議經(jīng)甲乙各方協(xié)商一致、同意、簽名蓋章后生效,簽訂之日為本協(xié)議的生效日期;所有條款必須執(zhí)行、本協(xié)議內(nèi)所涉違約的違約金金額為人民幣叁仟元整,凡乙方違約將支付給甲方違約金外同時(shí)甲方收回房屋并且乙方根據(jù)本協(xié)議條款繳清各種費(fèi)用所有應(yīng)付款。
九、本租房協(xié)議為甲乙雙方的正式協(xié)議,以原件為準(zhǔn)(甲方未蓋紅印章的不屬正式協(xié)議,復(fù)印件不能作為正式協(xié)議使用),;如有轉(zhuǎn)讓,則經(jīng)甲方、乙方(即轉(zhuǎn)讓方)和續(xù)租方三方同意簽名的轉(zhuǎn)讓附件應(yīng)附于正式協(xié)議一并使用,具有同等法律效力。
