      上海房產(chǎn)證辦理流程

      1、繳納房屋公共維修基金:

      1)計算式:房屋成本價*3%*建筑面積(有電梯)或房屋成本價*2%*建筑面積(無電梯)房屋成本價由市物價局、房地局發(fā)布:上海去年(2012年)房屋成本價是1295元。例:100㎡的維修基金=1295*3%*100=3885元 2)辦理網(wǎng)點:中國建設(shè)銀行 辦好后會得到:

      a、上海市購房業(yè)主商品住宅維修基金交款憑證。

      2、審稅:要求所有購房人均到場并帶好相關(guān)證件,如有小孩的必須帶出生證。1)材料準(zhǔn)備:

      A、房屋預(yù)售合同原件及復(fù)印件2份(復(fù)印合同第2頁,有條形碼的那張,下面寫著二零零零年印制。正文第1、2、3、11、62頁,即有甲方、乙方的一頁,緊跟著后面的2頁,附件一的那張,還有合同最后一頁,有簽名和蓋章的那張)B、房屋交接書(原件及正反面復(fù)印件2份)C、購房者戶口簿或戶籍證明(原件及復(fù)印件2份)

      先去導(dǎo)向臺拿審稅預(yù)檢號,排隊預(yù)檢,提供1)所述材料,等辦事員清點并將信息登錄完畢后,會打印3份《原有住房信息查詢申請表》,讓你簽好字之后交給你2份。②查詢原有住房信息:

      帶著G、《原有住房信息查詢申請表》到導(dǎo)向臺領(lǐng)號,開始查詢原有住房信息。等待叫號后,到窗口提供以下材料:

      A、房屋預(yù)售合同原件和復(fù)印件1份(復(fù)印合同第2頁,有條形碼的那張,下面寫著二零零零年印制。正文第1、2、3、11、62頁,即有甲方、乙方的一頁,緊跟著后面的2頁,附件一的那張,還有合同最后一頁,有簽名和蓋章的那張)B、房屋交接書(原件及正反面復(fù)印件1份)

      D、購房者身份證(原件及復(fù)印件1份),未成年人提供出生證(原件和復(fù)印件1份)E、結(jié)婚證(原件及復(fù)印件1份),未婚者提供單身證明(原件及復(fù)印件1份),離婚者提供離婚證、離婚協(xié)議書(原件及復(fù)印件1份)受理后會得到:

      H、上海市房屋狀況查詢收件收據(jù)。

      在受理日期后的15個工作日(不含雙休日及國定假日)再次去交易中心辦理有關(guān)繳稅及認(rèn)定事項。

      3、繳稅:

      關(guān)于時間:越早到越好 1)材料準(zhǔn)備:

      ①審稅已涉及的,再次供查驗但不一定上交:

      A、房屋預(yù)售合同原件及復(fù)印件1份(復(fù)印合同第2頁,有條形碼的那張,下面寫著二零零零年印制。正文第1、2、3、11、62頁,即有甲方、乙方的一頁,緊跟著后面的2頁,附件一的那張,還有合同最后一頁,有簽名和蓋章的那張)B、房屋交接書(原件及正反面復(fù)印件1份)C、購房者戶口簿或戶籍證明(原件及復(fù)印件1份)

      D、購房者身份證(原件及復(fù)印件1份),未成年人提供出生證(原件和復(fù)印件1份)。如果購房人為兩人,只去一個人辦理的話,必須填好委托書。

      E、結(jié)婚證(原件及復(fù)印件1份),未婚者提供單身證明(原件及復(fù)印件1份),離婚者提供離婚證、離婚協(xié)議書(原件及復(fù)印件1份)F、購房全額發(fā)票(原件及復(fù)印件1份)G、原有住房信息查詢申請表 H、上海市房屋狀況查詢收件收據(jù) ②本次還需提供:

      a、上海市購房業(yè)主商品住宅維修基金交款憑證 b、開發(fā)商法人代表身份證復(fù)印件1份 c、開發(fā)商營業(yè)執(zhí)照復(fù)印件1份 d、開發(fā)商敲好公章的委托書1份 e、開發(fā)商預(yù)售商品房預(yù)告登記證明1份

      f、開發(fā)商敲好公章的上海市房地產(chǎn)登記申請書1份

      g、購房日(合同日期)起前推一年的個稅完稅證明或養(yǎng)老保險繳費記錄1份 2)流程:

      ①到導(dǎo)向臺處領(lǐng)取號碼,同時《上海市房屋狀況查詢收件收據(jù)》、《原有住房信息查詢申請表》會被收走。到窗口排隊,等待叫號,會拿到: h、原有住房信息查詢結(jié)果,申報表 i、契稅繳款單

      ③繳款,可刷卡,契稅按上海市普通住房標(biāo)準(zhǔn)繳納,依據(jù): 第一,如果你是首套房子,面積不超過90平米,契稅1%; 第二,面積超過90平米,低于140平米的房子,契稅1.5%; 第三,二套房不管面積,契稅3% 例:100萬房子的契稅=1000000*1.5%= 15000元

      ④到導(dǎo)向臺領(lǐng)取號碼,到專門收契稅繳款單的窗口,把契稅繳款單和身份證交進去,辦好后拿到:

      j、契稅完稅證明 k、房產(chǎn)稅認(rèn)定通知書 ⑤到導(dǎo)向臺處領(lǐng)取辦理產(chǎn)證的號碼,開始排隊,等待叫號,將所有準(zhǔn)備好的材料交進去。辦事員收好材料后會開個房屋登記費的條子,繳納登記費80元,不用排隊。交費后返回窗口,拿到:

      m、上海市房地產(chǎn)登記收件收據(jù)。收好h、j、k,第二步就算完成了。

      4、等待:再等20天左右,領(lǐng)取房產(chǎn)證,也可以通過回執(zhí)單上的電話查詢辦理情況。
