      上海七大商業(yè)中心考察分析 離購物天堂差四步

      國際上被廣泛認可的國際購物天堂有9個:英國的倫敦、法國的巴黎、美國的紐約和舊金山、中國的香港、意大利的米蘭和羅馬、日本的東京、瑞士的蘇黎世。上海會不會是第10個?

      在不久前結(jié)束的2001年上海商業(yè)工作會議上,上海提出了要建成國際購物天堂的計劃。但市商委有關(guān)負責人認為:“國際購物天堂只是一種?民間?的說法,比如說香港、巴黎、倫敦、紐約,大家都已經(jīng)認可了它們,但并沒有具體的量化標準。我們現(xiàn)在要做的就是一步步摸索,找到一條融合上海本地特色和國際先進經(jīng)驗的路子,來建設(shè)我們自己的國際購物天堂?!?/p>

      上海財經(jīng)大學國際工商管理學院副院長、市政府商業(yè)決策咨詢專家陳信康認為,上海要達到真正意義上的國際購物天堂,可能要15-20年的時間,到2006年,上??梢园凑兆约旱臉藴?,做到“國際化”的購物天堂。

      不過,和記黃埔地產(chǎn)公司的副總經(jīng)理佘耀庭先生的看法卻具有一定的代表性。他對目前國際上公認的九大購物天堂都進行過考察。他認為,上海離國際購物天堂的差距,在環(huán)境、品牌、價格和服務(wù)四個方面。從品牌上來講,國際上的一線品牌時裝在上海幾乎沒有成規(guī)模的分號;價格上更是處于劣勢,打折的機會非常少。

      但是,佘耀庭對上海還是非??春?,“根據(jù)我的經(jīng)驗,如果在中國打造購物天堂,一定是上海?!彼e了個例子:現(xiàn)在購物天堂人均占有商業(yè)面積的指標是1.2平方米,而上?,F(xiàn)在大約達到了0.93,已經(jīng)非常接近了。上海還有兩個有利條件就是購物旅游和自身品牌的打造,“購物天堂一定要商業(yè)旅游帶動,靠本地消費永遠不可能,上海這方面的優(yōu)勢在全國獨一無二。”其次,上海附近有許多國內(nèi)知名的服裝廠,可以算是二線品牌,“不要小看二線品牌,日本的東京之所以被列為世界購物天堂之一,主要也是靠日本本土的二線品牌?!?/p>

      目前上海有八個市級商業(yè)中心:俗稱“四街四城”,即淮海路、南京東路、南京西路、四川路;豫園商城、徐家匯商圈、新客站不夜城、八佰伴時代廣場。

      在這八個市級商業(yè)中心中,記者選擇了淮海路、南京東路、南京西路、豫園商業(yè)區(qū)、徐家匯商城、浦東新上海商城(豫園商城和襄陽路服裝小商品市場由于其獨特的文化背景,單獨列出),以商品品種、業(yè)態(tài)分布、購物環(huán)境、交通條件為標準,進行實地考察,評定星級。希望能為上海建設(shè)國際購物天堂提供一份有價值的參考。

      一.淮海路:70年時尚T臺 Huaihai Road : Fashion T station of 70years

      70年來,淮海路在上海商業(yè)中都占據(jù)了非常重要的地位。從30、40年代起,淮海路就引領(lǐng)著上海的時尚,直到今天,它仍然是上海最具時尚氣息,最高雅的一條商業(yè)文化街。Leading Fashion of Shanghai

      The most fashionable and elegant street.淮海路東起人民路,西至凱旋路,全長6.8公里,分東、中、西三段,橫穿盧灣,徐匯兩區(qū),商氣輻射黃浦,靜安等區(qū)。西起陜西南路,東至西藏南路,北至延安路高架,南至復(fù)興中路,長約2.2公里的淮海中路段,是以高雅著稱的上海主要中心商業(yè)街。隨著淮海中路商業(yè)功能的延伸,淮海中路路段已從“街”的概念向“街區(qū)”拓展,整個區(qū)域以淮海中路為軸線,東起西藏路,西到陜西路,北連金陵中路,金陵西路,長樂路,南接復(fù)興中路,面積3.5平方公里。據(jù)盧灣區(qū)商委吳荷生主任介紹,目前淮海路79.4%的消費者在40歲以下,其中,男性占38%,女性占62%。這部分人一直是上海最時尚,也最注重品位的消費者。79.4% of the customers with age under 40.38% male.62% female.商品品種 ★★★★

      淮海路上商品品種不但豐富,還滿足了“購物天堂”一個最大的商品特點,就是可以滿足各個層次消費者的需要。高檔商廈如淮海中路的巴黎春天益民百貨,淮海西路的美美百貨;中檔商廈有中段的百盛、太平洋百貨、華亭伊勢丹,低檔的有襄陽路市場。常去香港購物的余小姐認為,之所以說香港是“購物天堂”,不僅是香港的商品多,還是因為商品的結(jié)構(gòu)齊全,幾乎任何人都可以在香港買到他想買的東西。high-class shopping malls are “printemps”/“meimei”, mid-class shopping malls are “Parkson”/“Pacific”/ “estan”,low-class shopping malls are“xiangyang road”.就這點來說,上海的差距很大。我經(jīng)常在外面逛了一天,卻空手而歸。相比之下,更多人喜歡逛淮海路,就是因為淮海路的商品比較齊全。

      百盛是一個以18-35歲年輕人為主要顧客群的商場。百盛30個大類的商品隨時尚潮流而動,商品品牌、結(jié)構(gòu)處于不斷調(diào)整中。Parkson’s customers with age between 18 to 35.淮海路太平洋百貨是適合女士購物的商場,在這里女性品牌非常齊全。

      購物環(huán)境 ★★★★

      淮海路特有的海派風情讓很多人喜歡在淮海路上休閑購物,特別是華燈初上,即使不買東西,徜徉在淮海路也能感受到陣陣時尚風氣。

      “新天地”的開發(fā)為淮海路營造了一個獨一無二的休閑“港灣”,這在整個上海也是少見的。在淮海路購物的消費者,可能累了就會到“新天地”小憩,從而延長了消費者在淮海路上的逗留時間,反過來又會進一步刺激消費?!靶绿斓亍钡某晒Υ蟠筇岣吡嘶春B返貐^(qū)的商業(yè)價值。

      除了環(huán)境優(yōu)美,淮海路還解決了另一個頗讓消費者頭疼的問題,就是再不用擔心無法解決“不時之需”。除了沿路商場和快餐店里的廁所,消費者沿淮海路每步行10分鐘左右,便能找到一間公廁。一般指示牌設(shè)在路邊醒目的地方,而公廁則跟弄堂里的居民小區(qū)連在一起。

      在淮海路的眾多商場中,百盛,太平洋百貨,華亭依勢丹是三家購物環(huán)境比較好的商場。記者看見,三家商場周圍都有各自泊車的地方,商場內(nèi)醒目處都有樓層指示牌。在大部分樓層都有供顧客使用的洗手間,商場內(nèi)有自動取款機(太平洋百貨就有中國銀行、建設(shè)銀行、工商銀行三家銀行的取款機)。

      服務(wù)水平★★★

      百盛、太平洋百貨、華亭依勢丹都有投訴處,太平洋百貨專設(shè)貴賓廳負責投訴和售后服務(wù),一般情況下,顧客不滿意可以退貨。太平洋百貨和百盛還配有應(yīng)急醫(yī)護室。

      但三家商場在有些方面還不盡如人意。據(jù)記者觀察,三家商場的服務(wù)人員除“歡迎光臨……”用的是普通話外,第二句話基本用的是上海方言。英語的應(yīng)用也不普及,百盛每個樓層只設(shè)一個樓層管理員負責接待外國顧客,太平洋百貨也只有少數(shù)幾個客戶服務(wù)擔當此任務(wù),而依勢丹一樓的服務(wù)臺小姐則告訴記者,依勢丹沒有英語導購人員。在三家商場內(nèi),由于工商管理部門的有關(guān)規(guī)定,商品標價牌一律用中文標識。相比之下,太平洋百貨在其他廣告牌,導購牌的中英文對照方面做的是最好的。三家商場的入口,除百盛有供殘疾人專用的通道(記者去的時候通道入口被展覽柜臺擋著),其余兩家均沒有此項服務(wù)。此外,三家打烊時間都在21:30至22:30之間,休業(yè)后至第二天開業(yè)期間沒有特別的顧客服務(wù)。

      交通條件 ★★★★

      淮海路交通便捷。東與上海南北交通主干道西藏南路相接,中與南北高架相交,淮海中路口有上(南向)下(北向)匝道;北越兩個街坊(約兩百米)與延安中路高架相望,近西藏南路有延安中路高架上(西向)下(東向)匝道;地鐵一號線穿梭于淮海路下,地面設(shè)有陜西南路、黃陂北路和常熟路站;途徑的公交車共有28條。可謂空中(高架),地面(公交車和出租車),地下(地鐵)一應(yīng)俱全。

      2月9日上午10時,記者來到淮海路,在淮海路陜西南路路口的車站等車。這個車站聚集了6、7條公交線路。記者注意到,在此車站的候車點,平均每分鐘都有一輛公交車靠站,不到一分鐘可等到一輛的士?;春B访仿房诘闹登诮痪嬖V記者,只要消費者不遇上車輛高峰期,乘公交車用20-25分鐘,打的只需10分鐘就可以走完這七公里路程。乘地鐵會更快,只需7分鐘就能從常熟路到達位于黃坡南路站的太平洋百貨。

      從陜西路以東至西藏南路,沿途的伊勢丹、新華聯(lián)、百盛、瑞安廣場、中環(huán)廣場、香港廣場,地下都可以泊車。其中百盛樓下有90個車位,國際購物中心有35個車位,瑞安廣場有800個車位,加上太平橋人工湖下的200個車位,在這一段泊車沒有太大的困難。相對之下,淮海路商圈西段由于商廈及寫字樓較少,泊車就相應(yīng)困難一點。

      業(yè)態(tài)結(jié)構(gòu) ★★★

      在淮海路商區(qū)3.5平方公里的范圍內(nèi),它擁有百貨商廈、超級市場、專賣店、襄陽路的攤販式經(jīng)營、新天地的休閑娛樂式消費和自動售貨機等在內(nèi)的無店鋪銷售。

      百貨商廈占的比重最大。像百盛,新華聯(lián),太平洋百貨這樣規(guī)模大,商品全,服務(wù)好的商場,淮海路有很多。它們以其獨特的魅力每天吸引著成千上萬的顧客來此消費。

      據(jù)盧灣區(qū)商委吳荷生主任介紹,目前有很多新型的業(yè)態(tài)關(guān)注淮海路,盧灣區(qū)商委有意引進一些綜合性的小型都市購物中心,包括餐飲、休閑、服務(wù)的功能。加大品牌專賣店的力度,屆時,市民會看到一些國際知名品牌,在同一品牌的專賣店里,可能包括了服裝、飾品、鞋帽、皮具,甚至以其形象衍生出的系列玩具。

      近百年來,淮海路影響了幾代上海人的時尚觀。1910~1920年,大批白俄來到上海,俄式風情的商鋪如雨后春筍般涌現(xiàn),淮海路被稱作“東方涅瓦大街”;十九世紀三十年代,由于商業(yè)圈中進駐了不少法國僑民,法式商店蜂擁而起?;春B罚ó敃r被稱作霞飛路)上隨處可見法國風情的上海摩登女子;解放后,上海婦女用品商店成為最受上海女性青睞的商店,當時各種面料的花陽傘,皮質(zhì)、草質(zhì)、布質(zhì)的各種包袋,款式不一的服飾,還有百雀靈、友誼牌雪花膏、蛤蜊油等化妝品在那里都有賣;1984年12月,上海第一家美容廳——露美美容廳出現(xiàn)在了淮海路、馬當路口;90年代,淮海路上一條短短300米的小街華亭路成為上海時尚人士最熱衷去的地方;1993年,上海第一家百貨公司華亭伊勢丹在淮海路上開業(yè);2000年,淮海路上出現(xiàn)了全上海最in的酒吧和咖啡吧。

      幾乎所有上海時尚的源頭都可以從淮海路上找到,從這里走出去的女子,是上海最考究,最經(jīng)看的女子。

      是否能夠引領(lǐng)時尚是“國際購物天堂”的一個重要標準,上海目前對國際時尚的影響力并不大,但如果上海的文化、時尚會出現(xiàn)一個中心發(fā)源地,那可能就是淮海路。

      淮海路商業(yè)線拉得太長。記者從淮海路常熟路步行至西藏南路(中途不進入商場)花了50分鐘,如果加上購物,很容易感到疲勞。淮海路要讓人更加覺得身在“天堂”,就一定要解決這個問題,將休閑和購物進一步結(jié)合。

      另一個問題是南北高架將淮海路一切為二,很多逛街的人走到成都路高架便不再往東走了,讓人有種割裂感。而黃陂路上的太平洋、時代廣場就被割裂在淮海路東端。

      二.南京西路:五星級圍合“金三角”

      南京西路從茂名路到靜安寺一段,由梅龍鎮(zhèn)廣場、中信泰富和恒隆廣場組成的上海商業(yè)“金三角”。這塊商業(yè)區(qū)的特點是中高檔消費人群集中、購物環(huán)境良好。它憑借附近的高檔商務(wù)樓、五星級賓館、飯店帶來的人氣,初步形成了一個高檔消費品的商區(qū)。

      南京西路商業(yè)區(qū)有“金三角”之稱,因為這里以中高檔消費為主,據(jù)恒隆廣場統(tǒng)計,其主流消費群體以男性本土的企業(yè)單位主管級白領(lǐng)為主,年齡均在30-45歲之間;而港臺地區(qū)和日本消費者的比例占了15%-20%;所有消費中,信用卡消費占80%,是上海所有商業(yè)街區(qū)中使用率最高的。

      白領(lǐng)的日常消費以及涉外人士的休閑消費是這一商業(yè)區(qū)的主要特點。

      商品品種 ★★

      要想吸引客人,一個很重要的環(huán)節(jié)就是產(chǎn)品種類要齊全。梅龍鎮(zhèn)、中信泰富和恒隆廣場各自聲稱其商場內(nèi)的國際品牌都有上百種,其中恒隆廣場,僅一線品牌就有30種以上。但是這比起羅馬、香港等國際購物天堂還有很大的距離。Silver Shen小姐雖然身在上海,但是每到節(jié)假日就喜歡飛羅馬、香港、東京等地,每次回來都是大包小包的,她說,“上海購物,品牌雖然多,但是國際一線品牌還比較少。在羅馬的西班牙廣場有一條僅200米的購物街,這條街上全是國際一線品牌的專賣店,雖然總共加起來不過200家,但是只要人們聽到過的品牌這里都有。而且規(guī)格齊全,樣式都是當年發(fā)布的新品?!睋?jù)Silver介紹,每天西班牙廣場上都是人山人海,廠商為了保證人均購買率,對消費者發(fā)號進入,百萬富翁也不例外。事實上,西班牙廣場上停靠的名牌轎車,80%的車主都是來這條街上購買國際品牌的。

      施樂公司的張夢非先生去過很多國家,他對這條街的印象非常深刻,他分析說,“因為意大利是全球時尚發(fā)布的中心之一,這里的專賣店大都能在第一時間內(nèi)拿到全球最新的款式;這里全是三層樓的專賣店,所以尺寸齊全;再加上各品牌產(chǎn)品集中,人們可以一次性滿足購物需求,不用到處奔波尋找?!?/p>

      購物環(huán)境 ★★★★

      南京西路“金三角”的三大商廈人均占有商業(yè)面積上海最大。南京西路“金三角”在建立之初就非常注意這方面的問題,像恒隆廣場占地面積31,088平方米,加上樓層,實際面積共計211,000平方米,其中商場占地面積50,000平方米;而中信泰富商場的占地面積也達到了34,500平方米。這是建立國際購物天堂的一個重要指標。其中恒隆廣場和中信泰富商場內(nèi)的人均占有商業(yè)面積都在1.5平方米以上,超過了國際上發(fā)達國家購物的人均占有商業(yè)面積1.2平方米的標準。

      曾在澳大利亞獲得MBA學位的Cambal Wong小姐就非常喜歡在瑞士的蘇黎世和香港購物:“因為我比較喜歡安靜,蘇黎世和香港大商場的購物空間非常大,可以安安心心地瀏覽,購買商品?!?/p>

      在南京西路有兩家肯德基、一家麥當勞、一家頂呱呱餐飲店,還有老字號的鎮(zhèn)江飯店和梅龍鎮(zhèn)酒家。而在三大商廈中都設(shè)有不同檔次的咖啡館。消費者休閑、吃飯十分方便。

      業(yè)態(tài)結(jié)構(gòu) ★★★

      梅龍鎮(zhèn)、中信泰富、恒隆廣場各自的消費群體非常明確,不會產(chǎn)生品牌競爭,這樣的結(jié)果就是消費群體分流,各取所需,既避免了商場的重復(fù)投資,也減少了消費者不必要的來回奔走。

      南京西路“金三角”購物中心還包括從陜西路到茂名路之間的品牌專賣店。有一點像羅馬“西班牙廣場”的味道,可是國際品牌太少。

      交通條件 ★★

      梅龍鎮(zhèn)廣場離地鐵二號線最近,步行只需5分鐘,即使是稍遠的恒隆廣場離地鐵二號線,也只有7分鐘的時間;三家商場附近共有20條工交線路到達。

      對于乘坐轎車的消費者來說,三家商場附近都有出租車??奎c,并且擁有私人停車用的停車庫,停車庫最多的是中信泰富,共有380個車位;較少的梅龍鎮(zhèn)廣場也有200個左右的車位;而恒隆廣場計劃建造三層停車庫,現(xiàn)已建成兩層,二樓車庫有車位60個,一樓車庫有車為230個;除恒隆廣場二樓車庫停車費為每小時10元外,其它都是每小時5元。

      特色加分 殘疾人專用設(shè)施

      這三家商場都有殘疾人通道,甚至有殘疾人專用廁所。所有指示牌都是中英文對照。

      三家大商場都采取招租形式,他們不直接對營業(yè)員素質(zhì)和個體投訴負責。他們承擔的是“調(diào)解人的作用。”但三大商廈都設(shè)有投訴部門。

      中信泰富推廣部呂晴介紹:“出現(xiàn)問題,客戶習慣向我們投訴,這些投訴大多和服務(wù)員態(tài)度有關(guān)。我們作為物業(yè)單位,不能對服務(wù)員采取措施,所以我們都通過第三方(如消費者協(xié)會)判定是非,然后提出解決方案。一般3天內(nèi),我們都會給顧客一個滿意的答復(fù)?!?/p>

      記者在采訪時注意到,三家商場的營業(yè)員都會簡單的外語。

      “金三角”可聯(lián)合舉辦國際一流品牌的換季折扣、年終特賣場。使該區(qū)域成為節(jié)日的消費好去處。

      三.徐家匯:“天堂”里的廣場

      徐家匯商圈以徐家匯廣場為中心,中心商業(yè)區(qū)包括西至宜山路,東至天平路,南到南丹路,北至廣元西路,面積1.1平方公里的范圍,輻射到東至楓林路,西至凱旋路,南至中山南路內(nèi)環(huán)線,北接淮海路的3.5平方公里的范圍,統(tǒng)稱為徐家匯商圈。

      東方商廈、太平洋百貨、六百實業(yè)、匯金百貨、匯聯(lián)商廈、港匯廣場等大型商業(yè)企業(yè)以現(xiàn)代商業(yè)經(jīng)營為理念,在徐家匯廣場周圍形成了業(yè)態(tài)結(jié)構(gòu)豐富、特色鮮明、錯位競爭、共存共榮的商業(yè)格局。

      徐匯區(qū)商委主任彭光航認為,商品品種是建設(shè)國際購物天堂的一個重要組成部分,上海在這方面和國際商業(yè)先進城市差距還很大,甚至比國內(nèi)其它城市也有差距。比如沃爾瑪在深圳的超市,1萬平方米可以經(jīng)營8萬種商品,而上海的商場或超市一般只能做到4萬種。

      商品品種 ★★★

      徐家匯的幾大主題商廈,采取錯位經(jīng)營,每個商廈經(jīng)營的商品定位各不相同。

      東方商廈的商品品種有6萬多種,其中進口、合資商品、國產(chǎn)商品各占三分之一。一線品牌占總商品的比例并不高,商場正著力于提升高檔品牌的比例。東方商廈一樓的品牌是整個商場最高檔的。

      匯金百貨的主流消費群以白領(lǐng)階層、職業(yè)女性為主,它的商品更講究品牌。包括了服飾、家居用品、家用電器等30多個商品大類,近五萬種商品。

      除了八大定位各不相同的主題商廈,從徐家匯中心商圈延伸出去的華山路專賣店則定位在年輕的消費者上,各種年輕人喜歡的品牌樣樣都有。

      宜山路上的宜山建材家具城則逐步發(fā)展成為上海規(guī)模最大、經(jīng)營品種最齊全的建材家具集散地之一。

      徐家匯商圈還有一個不能忽視的商品類型,就是數(shù)字技術(shù)產(chǎn)品。繼宏圖三胞、太平洋數(shù)碼廣場相繼開業(yè)后,日前微軟全球技術(shù)中心也入駐徐家匯,使徐家匯形成了“兩街一中心”的電腦大賣場。徐家匯商圈現(xiàn)在已形成南北兩條電腦街,北有廣元路慧谷電腦一條街,南有沿漕溪北路一字排開的太平洋電腦、百腦匯、太平洋數(shù)碼廣場、宏圖三胞南邊一條街。

      購物環(huán)境 ★★★★

      徐家匯商圈給人磅礴大氣的廣場感覺,幾個大商場各有特色,互為補充。

      東方商廈商品結(jié)構(gòu)齊全,但柜臺的擺放仍嫌擁擠,平均柜臺之間的距離是1.5米。

      港匯廣場則是一個購物中心。走上高高的臺階,進入港匯,頗讓人有些購物前熱身的激動。港匯非常大,建筑面積達13萬平方米,集購物,娛樂,休閑,餐飲,觀光于一體。近來,永樂院線進駐港匯,賦予了這個購物中心的新功能。

      匯金百貨則突破了傳統(tǒng)百貨一覽無余的布局格調(diào),將歐美百貨的溫馨典雅與東方百貨的明快簡潔結(jié)合在一起,既考慮消費者購物空間的自由度和隨意性,又注重日益多元化和個性化的消費需求與習慣。

      業(yè)態(tài)結(jié)構(gòu) ★★★★★

      徐家匯商圈的業(yè)態(tài)很豐富,從傳統(tǒng)的百貨商場,到集休閑、購物與一體的購物中心;從超市到專賣店,這些不同的業(yè)態(tài)對于提升徐家匯商圈起到了積極的作用。

      彭光航說,綜合百貨業(yè)是徐家匯商圈比較突出的業(yè)態(tài),目前已有的幾大商場,如太平洋百貨、東方商廈、第六百貨商店等,實行錯位經(jīng)營,各有特色。除此以外,營業(yè)面積達7萬平方米的港匯廣場屬于購物中心,是一種新型的,國際流行的業(yè)態(tài)。華聯(lián)吉買盛則是市中心少見的超市形態(tài)。

      近年來,在徐家匯周邊還崛起了數(shù)條專業(yè)特色街。華山路開發(fā)了服裝專賣一條街,汾陽路有意打造成西洋音樂一條街。衡山路特色休閑街、宜山路建材家具街均被列入上海市的十條專業(yè)特色街。

      交通條件 ★★★★

      地鐵是徐家匯地區(qū)最方便的交通工具。太平洋百貨、東方商廈、港匯廣場、美羅城都可以從地鐵直接進入,為顧客帶來了巨大的便利。

      除了地鐵,徐家匯商圈內(nèi)的公交線路達30幾條,加上數(shù)10條社會專線,八萬人體育場的10條旅游專線和旅游集散地的幾十條通往外省市的旅游線路,徐家匯成為上海的交通樞紐。

      停車難問題在徐家匯商圈并不突出。上海實業(yè)大廈、港匯廣場、匯金百貨都有地下停車庫。徐家匯商圈的停車面積達到10萬平方米。還有的商場可以憑在本商場購物憑證免費泊車,只到商場里買一包餐巾紙,就獲得了免費停車的權(quán)利。

      特色加分 年入6.5億的梧桐大道

      衡山路是整個徐匯區(qū)商圈,乃至整個上海,最能體現(xiàn)海派文化的一條馬路。目前衡山路及其相應(yīng)的支馬路上的商業(yè)網(wǎng)點共有167家,主營業(yè)態(tài)有酒吧、茶坊、餐飲、娛樂、美容、書畫等104家(經(jīng)營面積為30328.5平方米),其中衡山路主干道上有57家(經(jīng)營面積15788平方米);相關(guān)業(yè)態(tài)有賓館、旅行社、服飾、銀行等63家。衡山路休閑娛樂街上商業(yè)網(wǎng)點的年營業(yè)額約在6.5億元。

      《i時代》建議

      徐家匯商圈商業(yè)繁榮,但商務(wù)的發(fā)展則落后于淮海路、南京西路及浦東新區(qū),提升商務(wù)功能將會對徐家匯商圈有多種好處。高級寫字樓里的白領(lǐng)將會是商業(yè)和文化的引導者。

      衡山路近來的風頭漸被“新天地”搶去。如果衡山路不創(chuàng)新求變,恐怕會失去更多顧客。

      四.八佰伴商圈:正在膨脹的巨大市場

      浦東的購物商業(yè)圈是以浦東南路和張楊路為坐標軸,由第一八佰伴新世紀商廈和時代廣場為中心構(gòu)成的。

      商品品種 ★★

      八佰伴以百貨為主,而時代廣場以時尚消費為主。由于這一商區(qū)內(nèi)只有這兩家大型商場,所以國際品牌比較少,而以銷售國際品牌為主的時代廣場仍未完全定型。

      購物環(huán)境 ★★

      八佰伴商廈內(nèi)有72部電梯上下,每個電梯口又設(shè)有四部自動扶梯錯位上下,顧客只需找到電梯口,而無用考慮方向問題。并且可以一路上下,而不用上一層后再繞一圈去找另一頭往上的電梯。

      雙數(shù)樓層以及9樓餐飲層設(shè)有男女廁所,拿女廁所來說,里面有八個洗手池,二十幾個廁位,并有專為殘疾人設(shè)計的廁位,但沒有手紙供應(yīng)。有趣的是,廁所外的走廊上,擺放了幾個原木色的長凳,作為顧客休息區(qū).每一個購物層都設(shè)有十余個收銀臺,但是可以受理信用卡支付的收銀臺,每層只有一兩個,由于信用卡支付比現(xiàn)金支付所需時間長,因而柜臺前有時會排起長隊。

      與八佰伴一路之隔的時代廣場是浦東另一處購物焦點,定位高,但是顧客也相應(yīng)少許多。記者在門口數(shù)了一下,一分鐘內(nèi)只有11人出入。商廈內(nèi)靜悄悄的,沒有擾人的廣播音樂,倒有一股淡雅的香氣,時而夾雜著從STARBUCKS里飄出咖啡的特殊香味。

      在這里逛街購物,吃飯問題很容易解決。八佰伴9樓就有一個美食廣場,各色小吃一應(yīng)俱全。這里也有年輕人喜歡的西餐,比如必勝客,季諾;時代廣場二樓則有日本的元祿壽司。

      交通條件 ★★★★

      超過30輛公交車停靠在八佰伴這一站,到陸家嘴、南京路、徐家匯,甚至到桃浦都很方便。張楊路有八車道寬,浦東南路六車道寬。也可以乘坐地鐵二號線到張楊路站,下車步行十分鐘即可到達。

      開車來的顧客不用擔心車泊問題,在八佰伴地下?lián)碛卸?60多個車位的車庫,那兒是免費的。

      八佰伴附近商業(yè)辦公樓與居民區(qū)交錯,建議開設(shè)大型超市和大賣場,以豐富該區(qū)域的商業(yè)業(yè)態(tài)結(jié)構(gòu)。

      五.南京東路:邊走邊Shopping

      南京東路是上海最古老的商業(yè)區(qū),其中有歷年來銷售額排在上海商業(yè)前10名的市百一店、華聯(lián)商廈等。這一商業(yè)區(qū)的消費群主要以中等偏下收入人群和外地來滬旅游觀光者為主。

      以華聯(lián)商廈為例,其消費人群主要以30-50歲的工薪階層為主,消費方式以現(xiàn)金居多,信用卡消費只占5%。

      商品品種 ★★

      南京東路雖然店鋪林立,但是很多消費者都發(fā)現(xiàn)這里的商品品種非常少,曾經(jīng)號稱百貨具全的市百一店現(xiàn)在也被服裝占去了大部分的鋪面,某廣告公司的成先生就直言不諱地說,“我從不去南京東路買東西?!?/p>

      購物環(huán)境 ★★★

      南京東路購物最大的優(yōu)勢就是人車分流,逛街購物不受干擾。從西藏路到河南路是著名的步行街,游客累了,還可以乘坐游覽車穿梭其中。

      但在每個商場內(nèi)部,情況并不那么讓人滿意,例如殘疾人進入這些商場購物就比較麻煩,因為這里大部分的商場都沒設(shè)殘疾人通道。許多商廈采取召租的形式,于是商場對營業(yè)員的制約能力也比較薄弱。

      記者碰到一北京游客蔣琳嘉,她說,來上海購物的第一站就是南京東路,可是她對這里的樓層規(guī)劃頗有微辭,“比如我想為男朋友買一個zippo打火機,可是置地廣場底樓香煙、煙具柜臺沒賣,爬了五層樓,才在六樓的男裝柜臺找到?!?/p>

      業(yè)態(tài)結(jié)構(gòu) ★★★

      南京東路步行街業(yè)態(tài)比較成熟,除了本身有百貨商店、食品店、各品牌專賣店、飲食店、賓館等以外,它有很廣的商業(yè)輻射力量,東及外灘、北到蘇州河、南到金陵東路。這其中就包括了超市、專賣店以及專業(yè)商品一條街。

      價格優(yōu)惠 ★★

      南京東路各大商場競爭激烈,瞄準其主體消費者,價格和過去相比更加平民化。其中置地廣場經(jīng)常有換季打折商品出售,但是其幅度和國外不可同日而語,而且大部分打折商品的樣式明顯過時或尺寸不全。

      特色加分 2010賺世博會的錢

      據(jù)悉,麥肯錫公司從去年3月開始,用16個星期對香榭麗舍、銀座、密歇根、牛津街等9 條國際著名商業(yè)街區(qū)考察后制定了一個方案:在2010年把南京路步行街建成具有世界級客流量、世界級商業(yè)收入和全球最知名的國際一流商業(yè)街。

      延長步行街至外灘,這樣可以發(fā)展南京東路從河南中路到外灘一帶的商業(yè),同時可使消費者從外灘旅游直接進入到購物區(qū)。

      六.襄陽路:配得上夏奈爾的街裝

      上海有一個充滿了魅力和想象力的購物區(qū)——襄陽路服裝小商品市場。它的前身華亭路服裝一條街曾引導了一代上海人的時尚意識。2000年11月,華亭路拆遷,造就了今天的襄陽路市場。

      香港名模琦琦這樣解釋她身上的搭配:最好的搭配就是:上身是世界頂級名牌Chanel的當季新款,下身配從襄陽路淘來的“襄陽牌”服飾。

      “淘”的樂趣,襄陽路最大的魅力所在,為慕名前往的外來人士津津樂道

      Anne就職于某著名跨國廣告公司,她定期去香港、東京等地購物,但她仍然每月花大量時間在襄陽路里“淘金”。Anne說:“整個上海,我最喜歡去的地方就是襄陽路。雖然那里充斥著大量仿制、劣質(zhì)商品,但到那里去的人不會去計較商品的質(zhì)量怎么樣。我到那里去就是為了鍛煉自己的?眼力?和?殺傷力?(還價能力)。在襄陽路可以找到一些模仿國外新款服飾的衣服,花低價買到,很過癮?!?/p>

      如果按照國際購物天堂的環(huán)境要求來衡量襄陽路,那它一定是不及格的。休息日大量購物者擁擠在襄陽路市場,走路都很成問題,人均購物面積連0.5平方米都不到。但它也代表了國際購物天堂中一個不可缺少的要素,就是有特色的購物區(qū)域。

      然而,并非所有人都能適應(yīng)襄陽路的風格。沈小姐就很少去襄陽路淘衣服,原因是她自認為沒有過硬的眼力和還價能力。

      “我有很多朋友都很熱衷于去襄陽路購物,我很羨慕她們,在這種地方可以花很少的錢買到價值很高的東西,這可以帶來一種成就感?!?/p>

      2000年,華亭路拆遷讓這條路上的攤主和老顧客唏噓不已。今天,襄陽路市場令他們重新找到淘地攤貨的“伊甸園”。

      類似襄陽路這樣的市場在任何一個國際購物天堂中都可以找到,在國外,它們被稱作“跳蚤市場”

      Silver很喜歡在國外的跳蚤市場買東西,曾經(jīng)買過首飾、刺繡、杯墊,還買過一只用微波爐時戴的手套。

      Silver認為,國外的跳蚤市場和襄陽路最大的區(qū)別就是,在去襄陽路購物時,人們大概會知道去買什么樣的東西,比如說衣服,或是鞋。但去國外的跳蚤市場就絕對想象不出會在那里看到什么,會買什么,因為那里的商品種類更多、更齊全,包括服裝、書、唱片、首飾、家居用品等。

      “除了跳蚤市場,二手貨市場在國外也很盛行?!盨ilver說,“無論是衣服、唱片、書籍、家具,都可以在二手貨市場買到。

      如果住在小城市,或是比較古老的酒店,就經(jīng)??梢栽诟浇鸟R路上看到這類二手貨市場。我有個朋友住在國外,他就很習慣在二手貨市場買東西,象他家的家具和自行車都是從二手貨市場買來的?!?/p>

      如果福州路的舊書店、虹橋路的古舊家具市場能夠搬到襄陽路,這里一定會吸引更多的老外。

      七.豫園:經(jīng)常軋?zhí)慕侠箱?/p>

      據(jù)上海市商委的最新數(shù)據(jù)表明,豫園集團從1996年到2000年,銷售額從45.7億元上升到60億元;利潤由1.372億元增長到1.57億元。2001年,豫園集團在所有區(qū)屬商業(yè)集團零售額排名躍居第一位。

      豫園商業(yè)區(qū)是在一種有江南氣息的歷史人文積淀上成長起來的。記者一進入這一商業(yè)區(qū),就感受到了這種古樸的韻味。

      有專家把它歸為3大文化特色:

      一是古樸典雅的建筑風格,以明代建造的城隍廟、沉香閣(萬歷28年)、九曲橋和豫園(嘉靖年間)為中心,依照這一建筑風格,這里先后建造了天裕樓、華寶樓、景容樓、悅賓樓、和豐樓;二是溫文爾雅的文人遺跡,如和豐樓前的楹聯(lián);三是富有個性的行業(yè)風情。這些文化氛圍非常適合全球消費者的探詢民族風情的心理。

      但是,豫園商業(yè)區(qū)人均占有商業(yè)面積不足1平方米,遠遠低于國際上1.2平方米的標準。盡管大部分標識牌都使用了中英文對照,但是英文翻譯的準確度和表達規(guī)范度都比較差。除了大型的商店對營業(yè)員進行過培訓之外,這里大部分的個體攤販的服務(wù)規(guī)范都沒有和國際接軌。
