to repair itself, and the repair expenses should be borne by Party A.Article 9: During the lease term, if Party A does need to take back the house for self-occupation, Party A must give a written have difficulties in finding another house in short term or other special circumstances, Party A shall allow Party B an extension of 30 days, however, Party B shall pay the entire rental which the contract set at one time.If there is still belongings left by Party B after seven days of the removal, it will be deemed to be abandoned by Party B and Party A has the right to dispose it , unless the two parties have other agreement Article 14: If Party B fails to move after lease expiration or termination of the contract, Party B shall compensate for Party A the economic losses.Article 15: Within one month before the contract expires, Party B will notify Party A if it intends to extend the leasehold.After receiving the written notice, Party A can raise an objection or discuss matters over the extension with Party B within 30 days.If Party A does not give a written reply to Party B during the 30 days, it will be deemed to give tacit consent to renew the premise.This contract is automatically extended for one year, from the next day of the expiration of 30 days.Article 16: Any dispute arising from the contract or in connection with the contract should be settled through friendly discussion between the two parties.If no settlement can be reached through discussion, both parties shall have right to sue with the people’s court, which has jurisdiction over the 七、乙方義務(wù) obligations of party b 1.乙方應(yīng)按合同的規(guī)定按時支付定金、租金及保證金。

八、合同終止及解除的規(guī)定 termination and dissolution of the contract 1.乙方在租賃期滿后如需退租或續(xù)租，應(yīng)提前兩個月通知甲方，由雙方另行協(xié)商退租或續(xù)租事宜。在同等條件下乙方享有優(yōu)先續(xù)租權(quán)。

7.4.3 fails to pay the rent pursuant to relevant provisions hereunder;or 7.4.3 未按本合同的有關(guān)條款繳納租金；或 7.4.4 sub-lets the premises or parts of the premises to others, transfers the premises to others or uses the premises jointly with a third party without the consent of party a.7.4.4未征得甲方同意, 擅自將該單元或該單元的部分轉(zhuǎn)租、轉(zhuǎn)讓給第三方或與第三方共同使用。

7.5 party b agrees to waive its right of first refusal in respect of the premises voluntarily and unconditionally during the term.during the term, party a shall be free to transfer the premises to any third party, provided that such transfer shall not prejudice party b’s rights to occupy, control and use the premises in accordance with the terms and conditions of this contract.if party a transfers the premises to a third party, such third party shall continue to enjoy and bear all rights and obligations of party a under this contract.party b undertakes to cooperate in full with party a in handling the relevant formalities to sell and hand-over of the premises.party b’s failure to cooperate for the hand-over shall not affect the assumption of the rights and obligations of this contract by the new owner.party b shall pay rent to the new owner in accordance with this contract after receipt of party a’s notice, otherwise party b shall bear the liability for breach of contract and late payment under this contract.7.5在租期內(nèi)，乙方自愿無條件放棄該單元的優(yōu)先購買權(quán)。在租期內(nèi)，甲方有權(quán)自由轉(zhuǎn)讓該單元予任何第三方，但是該轉(zhuǎn)讓不得影響乙方根據(jù)本合同的條款和條件占有、控制和享用該單元的權(quán)利。若甲方將該單元出售予第三方，第三方將繼續(xù)享有和承擔(dān)甲方在本合同項下的所有權(quán)利和義務(wù)。乙方承諾充分配合甲方辦理該單元的出售及交接手續(xù)，不影響新業(yè)主開始繼受出租方在本合同項下的權(quán)利義

breach of agreement :
