      3.2.貨物做好裝運(yùn)準(zhǔn)備后,賣方應(yīng)立即通知買方。收到通知后,買方應(yīng)立即提供裝運(yùn)說明給賣方。賣方應(yīng)嚴(yán)格按照買方的裝運(yùn)說明安排每次裝運(yùn)。

      3.3.賣方應(yīng)完全按照買方的說明出具裝運(yùn)單據(jù)。

      而大家的右邊便是三幢教學(xué)大樓。每層都有寬闊、明亮的教室,并配有洗手間。早晨每天都從這里傳出瑯瑯的讀書聲。教室都是多媒體教學(xué),每班配置了價(jià)值一萬五千多元的電子白板、投影機(jī)、電腦、功放、音箱、中央控制器、控制臺(tái)等多媒體信息化教學(xué)設(shè)施。課堂上老師們生動(dòng)的講解配合栩栩如生的畫面,同學(xué)們都很喜歡這樣的課

      繞過廣場,就來到了寬敞的操場。操場兩旁載滿了樹苗,一棵棵樹苗昂首挺胸,像一位位哨兵保護(hù)著操場一樣呢!再來看橡膠跑道吧!那跑道長200米,寬4米,非常的壯觀。每年的校運(yùn)會(huì)就是在這兒舉行的呢!學(xué)校設(shè)有衛(wèi)生室確保同學(xué)們身體健康,精力充沛。學(xué)生餐廳內(nèi)定位就餐,每餐桌四人,食堂干凈衛(wèi)生,營養(yǎng)豐富。

      操場左邊是兩幢公寓樓全部是單間宿舍,整齊干凈。每人一床一柜保證學(xué)生物品安全,冬夏有空調(diào)設(shè)施。學(xué)校統(tǒng)一發(fā)放被褥、換洗衣服、床單、被罩、枕套、校服、及其生活洗漱用品。生活老師像媽媽一樣陪護(hù)晚間休息并幫助我們洗衣疊被,讓我們生活舒心!再來看那草坪吧!那草坪綠的像一張張地毯,有深有淺,美麗極了。站在操場的中間,每到課間就你可以看見很多人在操場上跳來跳去,做游戲好玩極了!

      西廣場左邊是一個(gè)作品展欄,是學(xué)校的一個(gè)重要窗口!共配有6個(gè)突出的陳列櫥窗,在各個(gè)櫥窗中擺放著同學(xué)們優(yōu)秀的美術(shù)、英語等作品,課余時(shí)間同學(xué)們總會(huì)駐足欣賞、學(xué)習(xí)。濃濃的藝術(shù)氛圍讓同學(xué)們流連忘返,深受學(xué)生和家長的喜愛。

      6.DISPUTE SETTLEMENT

      各方在本協(xié)議履行過程中發(fā)生爭議的,應(yīng)友好協(xié)商;協(xié)商不成的,應(yīng)向該房地產(chǎn)所在地人民法院起訴。

      Any dispute arising out of or in connection with the performance hereof shall be settled by amiable negotiation, if fails, either Party may bring a lawsuit before the People’s Court with jurisdiction where this real estate is located.六、【合同效力】

      6.VALIDITY

      本協(xié)議自甲、乙雙方簽署起對(duì)甲、乙生效,丙方簽署后對(duì)丙方生效,一式三份,甲、乙、丙三方各執(zhí)一份。

      Within two months before the contract expires, Party B will notify Party A if it intends to extend the leasehold.In this situation, two parties will discuss matters over the extension.2.租賃期滿后,乙方應(yīng)在當(dāng)天將房屋交還甲方;任何滯留物,如未取得甲方諒解,均視為放棄,任憑甲方處置,乙方?jīng)Q無異議。

      When the lease term expires, Party B will return the premises and attached facilities to Party A within days.Any belongings left in it without Party A's previous understanding will be deemed to be abandoned by Party B.In this situation, Party A has the right to dispose of it and Party A will raise no objection.3.本合同一經(jīng)雙方簽字后立即生效;未經(jīng)雙方同意,不得任意終止,如有未盡事宜,甲、乙雙方可另行協(xié)商。

      This contract will be effective after being signed by both parties.Any party has no right to terminate this contract without another party's agreement.Anything not covered in this contract will be discussed separately by both parties

      九、違約及處理 Breach of the contract 1.甲、乙雙方任何一方在未征得對(duì)方諒解的情況下,不履行本合同規(guī)定條款,導(dǎo)致本合同中途中止,則視為該方違約,雙方同意違約金為人民幣_(tái)__________元整,若違約金不足彌補(bǔ)無過錯(cuò)方之損失,則違約方還需就不足部分支付賠償金。

      第五篇:中英文租賃合同

      房屋租賃合同

      tenancy agreement

      一、出租人(以下簡稱甲方)

      landlord(hereinafter referred to as party a)

      二、承租人(以下簡稱乙方)

      tenant(hereinafter referred to as party b)

      三、租賃范圍及用途 tenancy: 甲方同意將其所有的位于 北京市朝陽區(qū)光華路2號(hào)陽光100座2001 室的房屋及其設(shè)施(包括家具和電器)在良好及可租賃的狀態(tài)下租給乙方為 居住 使用,出租房的面積總計(jì)約 110平方米。

      party a hereby agrees to lease its property located at and the related facilities(including furniture and appliances)in good tenantable condition to party b for size of the leased property is approximately spm.四、租賃期: term of tenancy: 4.1 租賃期為年,自年月日起至 月 14 日止。

      續(xù)租或退租,應(yīng)提前壹個(gè)月通知甲方。

      upon expiration of the tenancy, party a has the right to take back the entire leased property, and party b shall deliver the leased property to party a on time.alternatively, party b have the opton to renew this agreement or quit this agreement upon giving one month prior notice to party a before the expiration of this agreement.五、租金及付款方式

      payment in check5.3 由于乙方原因未能按期支付租金,乙方須按日加付其月租金0.5﹪的滯納

      金。

      if the rent remain being unpaid on time, party b shall be liable to pay a late penalty fee equal to 0.5﹪ of the month rent per day.六、保證金(押金): security desposit: 6.1 為確保出租房屋及其設(shè)施之安全并完好及租賃期內(nèi)相關(guān)費(fèi)用之如期結(jié)算,乙方同意于簽訂合同當(dāng)日支付給甲方的租賃押金5300元作為乙方確保合同履行之保證金。to ensure the welfare and good condition of the leased property and the related facilities as well as the prompt payment and settlement of all related charges durning the term of tenancy, party b agrees to pay to party a within one day after the agreement signed a security desposit in the amount of as security for party b’s obligations hereunder.6.2 除合同另有約定外,乙方應(yīng)于租賃期滿之日與甲方點(diǎn)清室內(nèi)設(shè)施,并付清

      所有應(yīng)付費(fèi)用后,甲方當(dāng)天將保證金全額無息退還乙方。

      unless other provided in agreement, party a shall return to party b the entire security desposit without interest thereon upon expiration of the tenancy or sooner determination of this agreement after party b settled all charges of leased property with party a.七、費(fèi)用擔(dān)保: payment: 7.1 租賃期間物業(yè)費(fèi)和取暖費(fèi)由甲方承擔(dān)。durning the term of the tenancy, the property management fees and the heat-preservation fees shall be paid by party a.7.2 房屋的冷、熱水、電、天然氣消耗按每月查表實(shí)數(shù)由乙方支付。

      the cold, hot water, electricity, and gas payment(for water and tear)of the property shall be paid by party b according to its actual payment per month.7.3 電話費(fèi)、有線收視費(fèi)按實(shí)際費(fèi)用由乙方交付。

      party b according to its zctual payment shall pay the payment for telephone and international channel.八、出租人的責(zé)任

      landlord’s obligations: 8.1 甲方須按時(shí)將出租房屋及其設(shè)施以良好的狀態(tài)交付乙方使用。

      party a shall deliver the leased property and the related facilities in good condition to party b on schedule.8.2 租賃期內(nèi)甲方不得收回出出租房屋(除非本合同另有規(guī)定)

      party a shall not take back the leased property durning the term of the tenancy.(unless otherwise stipulated in this agreement)8.3 在乙方遵守本合同的條款及交付租金的前提下,乙方有權(quán)于租賃期內(nèi)拒絕

      甲方或其他人騷擾而安靜享用出租房屋。

      provided that party b abides and performs the appendixes of the agreement and the payment for the tenancy, party b has the right to refuse the interruption from party a to enjoy the life satisfaction and peace.8.4 房屋基本設(shè)施和結(jié)構(gòu),甲方有修繕的責(zé)任并承擔(dān)有關(guān)的費(fèi)用,并對(duì)其做定

      期修繕。party a is responsible for repairing and maintaining the basic facilities of the leased property and for bearing all costs thereto.8.5 甲方謹(jǐn)在此聲明及保證甲方為出租房屋的合法擁有人并由合法地位出租此

      房屋與乙方。

      party a hereby represents and warrants that party a is the legal owner of the leased property and has the necessary legal capacity to lease the property to party b.8.6 如在租賃期內(nèi),租賃房屋發(fā)生所有權(quán)全部或部分轉(zhuǎn)移、或其他影響乙方權(quán)

      益的事情時(shí),甲方應(yīng)保證所有權(quán)人或者其他影響乙方權(quán)益的第三者,能繼續(xù)遵守本合同所有條款,如乙方與本合同的權(quán)益人首次等所有權(quán)人或第三者所影響或損害,甲方須負(fù)責(zé)任補(bǔ)償乙方的所有損失、損害、支出及費(fèi)用。if durning the term of the tenancy, all or part of the leased property is transferred or party b’s right to use the leased property is attested, party a shall ensure that such transferee or third party having an effect on party b’s right to use the leased property will continue to abide by the terms of this agreement.party a shall also be liable to keep party b be fully indemnified against any costs,expenses,losses, and damages suffered by party b if any of party b’s interests herein are affected or prejudiced by a third party.九、承租人的責(zé)任: tenant’s obligatons: 9.1 乙方應(yīng)按合同的規(guī)定,按時(shí)支付租金,保證金及其他各項(xiàng)應(yīng)付費(fèi)用。

      party b shall be responsible to pay all rents and fees in at timely manner according to the terms of the contract.9.2 乙方經(jīng)甲方事先同意,可在承擔(dān)租用房內(nèi)進(jìn)行裝修及添置設(shè)備,租賃期滿

      必須恢復(fù)原狀(正常損耗除外),并承擔(dān)其費(fèi)用,經(jīng)甲方驗(yàn)收認(rèn)可后歸還甲方。

      party b with the prior consent of party a, can renovate and install additional facilities in the leased property.upon expiration if the tenancy the leased property shall be resumed to party a in its original conditions(fair wear and tear exempted)and all expenses arising there from shall be borne by party b.9.3 乙方應(yīng)愛護(hù)使用租賃的房屋,如因乙方的過失或過錯(cuò)致使房屋及設(shè)施受到

      損失(正常損耗除外)乙方應(yīng)負(fù)賠償責(zé)任。

      party b shall treat the leased property with care.because of party b’s 9.4 乙方應(yīng)按本合同的規(guī)定合法使用租賃房屋,不得擅自改變其性質(zhì),不應(yīng)存

      放中華人民共和國法律下所禁止的危險(xiǎn)物品,如因此發(fā)生損害,乙方應(yīng)承擔(dān)全部責(zé)任。party b shall use the leased property legally as agreed in this agreement and may not change such use on its own.party b shall not store any dangerous items, which are prohibited by the laws in the people’s republic of china in the leased property and shall be fully responsible for any damages or a result thereof.9.5 租賃期即將結(jié)束之日,經(jīng)乙方同意,甲方可以帶其他客戶看房。

      upon expiration of the tenancy or sooner determination of this agreement,party a could take others to check the apartment with the party b agreement.9.6 中英文條款及意思如有不一致之處,雙方協(xié)調(diào)解決。

      in the event that there is the conflict between the chinese version and english version, in such case party a and party b shall go together and resolve the problem.十、違約處理: breach of agreement 10.1 乙方如有下列行為之一的,甲方有權(quán)終止本合同,收回出租房屋,并且扣

      除房屋保證金。

      party a shall have the right to terminate this agreement repossess the leased a、未得甲方同意將承租房屋擅自拆改結(jié)構(gòu)改變用途 alters the structure of the leased property without authorization or uses the leased property other than for the purpose atated herein.b、無故拖欠租金超過十五天

      fail to pay rent without any reasons more than 15 days after the due date.c、中途退租
